General Overview - The applicant is proposing to construct an addition to the existing restaurant. It will consist of two stories, the main floor being used as drive-thru service, storage, and a small office and the second floor being used as general office space and some storaqe. The buildinq will be 960 square feet in size an each floor. II. Construction Schedule - The applicant would like to start as soon as possible. SUMMARY OF D$PARTMENTAL RBQIIIREMENTS: I. Planning Department (456-2205) A. Discussion/Requirements 1. The site is zoned commercial. The site was subject to zone change ZE-17-77. - 1 - M ~ 2. John Pederson stated that parking standards have changed in the commercial zones. Based on the proposed addition beinq strictly office space, the applicant is required to have a total of 40 parking stalls, 35 stalls for the restaurant and 5 additional for the office. John Pederson stated he would prefer the applicant to install 45 parking stalls. (The total parking requirement was based on the type of restaurant and the square footage of the building). 3. There will be no new siqns on the site. 4. There will be no alterations made to the existing landscaping. B. Permit Release Reguirements l. A revised site plan illustrating the required parking needs to be submitted for review and approval. II. Engineering (456-3600) A. Discussion/Requirements 1. Comments relating to the proposed proj ect were given to the applicants and Building and Safety by Bob McCann. 2. Adequate drainage for the addition and any new parking will be required. 3. If the applicant uses the existing paving for the additional parking required by County Planninq Department then the site will not require additional 11208" drainage. 4. If the proposed addition is valuated at more than fifty percent of the assessed value of the existing building, then additional 11208" drainage is required. Bob McCann will review the valuation of the improvements with the applicant. 5. The contact person at the County Engineer's Department is Jerry Sims. B. Permit Release Requirements 1. Resolvement of the drainage requirements needs to be finalized. - 2 - - - - - - - . • . III. Health District (456-6040) A. Discussion/Requfrements 1. The site has been connected to the Valley sewer. 2. The applicant stated that he had been in contact with Karen Albrecht, Health District, regarding plans with finish schedules, new equipment, and plumbing for the chanqes that are to be made. 3. The contractor did contact Raren Albrecht also reqarding specifications on the dumpster. 4. It was stated that the qrease receptor (1000 qallon tank) has been inspected by Bill Urhaunsen, County Utilities Department. B. Permit Release Requirements 1. Scott Fink will qet toqether with Karen Albrecht to discuss Items A2-A3 for verification that the Health District requirements have been satisfied. IV. Utilities Department (456-3604) A. Discussion/Requirements 1. The Utilities Department was not present arid had no recommendations since the project was to be connected to the Valley sewer. VI. Buildinq and Safety (456-3675) A. Discussion/Requirements 1. Plan review has been completed and copies of the plan review letter were given to the applicant and the architect and were to be discussed after the meeting. 2. Clyde Wisenor, Fire District No. 1, had contacted Tom Postlewait and he clarified that the existing fire protection for the site was adequate. B. Permit Release Requirements 1. Two complete sets of plans with the items noted in the plan review letter addressed/clarified on the plans and/or included as an addendum, must be submitted for review and approval prior to release of the penait. - 3 - i ~ APPLICANT IB COMKSpT8/AC1K0WI,BDG$NffiNT; ' The applicant acknowledqed that all comments/requirements were understood.
