The required amount of parking for the ~ proposed project is 51 spaces as illustrated on the site plan. 5. Landscapinq is required for the proposed project and a three foot high berm will be required on the north property line. 6. An estimate from a nursery indicating type, quantity, and size at time of installation along with a promissory letter from the applicant stating that the landscaping will be installed needs to be submitted. 7. The applicant will need to meet with the County Planning Department regarding the segregation of parcels. B. Permit Release Requirements 1. A revised site plan illustrating landscaping and accurate setbacks needs to be submitted for review and approval. 2. The applicant will need to meet with the Planning Department to resolve the segregation of parcels. II. Engineering Department (456-3600) A. Discussion/Requirements , 1. Permit release is subject to zone change ZE-115-80. 2. The applicant will need to provide a Right of Way dedication and turn around along Best Road. 3. Please resolve the question of ownership of the property and submit a copy of a recorded property deed for the site so that a right of way deed and/or the RID/CRP agreement can be prepared. 4. An approach permit must be obtained from the County Engineering Department for a driveway approach to Spraque Avenue. 5. The drainage plan for the site shows 208 swales beinq located in the County Road Right of Way. County Standards do not permit the use of Right of Way f or the disposal of stormwater runoff from the private property. The drainaqe plan should be revised to provide for stormwater disposal on the proposed site. 6. Your contact person at the County Engineering Department is Jerry Sims. I , 4. Discussion/Requirements 1. The proposed site has already been connected to the the public sewer and water systems. 2. Daryl Way told the applicant to be aware that an old 500 gallon septic tank may be located on the property. The Health District has no records of its gossible removal or location. 3. The Health District has technical requirements on pet store operations. 4. Birds should be kept in a restricted area. The floor plan illustrates a separate room for birds. B. Permit Release Requirements 1. The Health District has released their portion of the building permit. IV. Utilities Department (456-3604) A. Discussion/Requirements 1. The Utilities Department was not present and had no conunents for the proposed pro j ect . V. Building and Safety (456-3675) A. Discussion/Requirements 1. A plan review letter was given to the applicant during the meeting. Ken Jeffrey said that he could meet with the applicant after the meeting to discuss minor comments in the letter. 2. Verif ication f rom the f ire district that f ire flow for the proposed project is adequate. B. Permit Release Requirements 1. An addendum or a complete set of revised plans needs to be submitted for review and approval. ~ ♦ APPL I CANT' S COMIl+IENTS /ACRNOWLEDGEANT The applicant acknowledged that all comments/requirements were understood and had no further questions at this time regarding permit requirements. CORRECTIONS: To minutes or changes from what appears in the minutes, we should be notified within oae day of your receipt of these minutes. To site plans as required by any or all of the above-listed departments shall be submitted to Building and Safety who will then distribute accordingly to those departments.
