The hydrants shall be located as per the approved water plan. ~he 3. siamese connection vault is to be located on the north side of Montqomery Avenue and ta be within 20 feet of one of the required hydrants. ~ 4. An approved central monitorfnq system for the sprinkler system is required, the location must be constantly attended. 5. A knox box will be required to be installed for Fire Department access of the property. VI Huilding and Safety (456-3675) P A Discussion/Requirements 1. Plan review has been completed on prelimsnary plans and a letter was given to t,he applicant. 2. Please submit an updated critical materials listiing to Building and Safety for review. Double containment may be required for critical materials stored in the vehicle storage buildinq - 3. The proposed must meet the requirements of the Regulations for Sarrier-Free Facilxties. ~ ~ 4. Special inspectfons shall be required for concrete with a design strength of over 2,500 p.s.i. and for high ~ stress bolt testing. 2 - ~ v v ~ ~c From a recent on-site review, it was observed that a portion of the drainfield is under water and the surface not properly graded Re-grading will be required d After inspection of the site, it was noted that the unit to the west is vacant, possibly used for bulk storage, the middle section is occupied by All About Windows which employs six persons, and the east unit occupied by Georgio's Gym who employs two permanent employees and has approximately 40-50 customers per day Georgio's has installed rest room facilities, including shower stalls, etc and estimates facility usage as one toilet flush per customer per day Investigation of the water meter readings through Irvin Water District found the readings to be "very confusing " Installation of the meter was in January, 1986 The meter was not read until June of that year During that period, 18,510 cubic feet of water was shown as used One month later, July, 1986, showed usage of 13,000 cubic feet July through September showed comparable fiqures The last four months, it has dropped off to be within the capacity of the existing sewage system A six month average for the use of the building from July, 1986 is 1,315 gallons of water usage per day The permit was issued for a capacity of 540 gallons (Occupancy occurred sometime in June or July There is one meter for the entire building ) The first tenant of the building was the gym Applicant is to investigate the water usage further and report findings to Health District prior to gaining permit release e Should the investigation find the water usaqe to be excessive, it is possible the drainfield will have to be increased to accommodate the usage, which may encroach where the building is proposed If the water usage is within the capabilities of the drainfield, then the only concern would be to have the barricade, mentioned in item B above, and retro-grading of the site f Prior to the issuance of a building permit, verification of the location of the existing drainfield must be made, and showing the proper 10 foot setback from the footings/foundation of the building - 3 - 4 Planning Department (456-2205) a Indicated that the occupancy of the gyrn will possibly change the parking arrangements b Existing uses within the building and square footages devoted to a particular use needs to be identified in order that the required number of parking spaces may be determined 5 Utilities (456-3604) a Double plumbing that is required has been completed No further actio,n necessary b ULID statement must be completed c Should the water usage be more than the equivalent of a two family consumption, then the double-plumbing piping will have to be chanqed from four inch to a six inch Reqmured Actions : 1 Daryl Way, Health Department, and applicant to further investigate the water usage 2 Jim Legat, Utilities, to find out if ULID was ever completed and notify the applicant if an agreement has not been filed 3 Applicant to submit to John Pederson, Planning, detailed description of existing uses 4 Drainage plan needs to be submitted to Engineer's Office indicating existing drainage flows including drainage controls for the new building ADJO : There being no further business, Torn Davis thanked the applicant and the departments for their participation and reminded all that he should be contacted if there are any unforeseen problems which may arise The meeting was adjourned at approxinnately 10 30 a.m. Copies of Minutes to All Participants File -
