The County Enqineering Department has completed a review of
the above referenced project. The followinq information must be
provided in order for us to proceed with aur review.
A) For any new hard surface area, for an asphaltic roof, or
a roof containinq HVAC machinery, a drainaqe plan
for the site shall be prepared in compliance with
Spokane County "Guidelines for Stormwater Management". At
a minimwn the plan muat contain:
1. Drainaqe calculations for stormwater volwnes
generated on site.
2. Calculations for total impervious surfaces
contained within the site.
3. Finished grade elevations for structures to be
constructed on site.
4. Ffnished qrade elevations at the top and bottom of
the 208 swale.
5. A typical cross section of the 208 swale.
6. Calculations to justify the number and type of
drywells proposed.
7. Elevation of drywell inlets where applicable.
8. Copy of the proposed landscape plan.
8) The following improvements within adjacent Right o€ Way
are required prior to the release of a building permit:
1. You must submit road and drainage plans for street
improvements. These must be prepared by an
engineer. Plans must be prepared for the following
streets:
a. Sipple, Typical Roadway Section No. 1, Access
Standard.
b. First, Typical Roadway Section No. 1, Access
Standard.
All required construction (sidewalk/curbing/pavement) within
the Public Road Right of Way is to be completed prior to the
release of a building permit or a financial guaranty in an amount
estimated by the County Engineer to cover the cost of
construction or improvements shall be filed with the County
Engineer. Required plans are to, be submitted prior to estimating
the amount of the financial guaranty or permit release.
2. As an alternative to the required road improvements
the County will accept an RID/CRP agreement
"Notice to Public No. 6" on Sipple and First.

3. Please submit acapy of arecorded pragerty deed
from the Auditars affice for the subject property.
Ugon receipt of the deed our staff will prepare the
RID/CRP agreement.
4. Apgroach permits must be abtained, aftear a site
plan has been approved, and before the issuance of
a building permit, fram the County Engineering
,Department fvr any new or improved driveway
apprgaches to the following streets:
a. Sipple
b. First

accardance with standard traffic engineerinq practices. Paving as
required by the Caunty Planning Ordinance, will be reguired far
any partion af the project which is to be accupied ox traveled by
vehicles. =t is flleqal to back out onto t.he Right of Way.
b. The existing parking sgaces alang Sipple are
illegal in nature because they are possibly in tb.e right af way
and must back aut into the r ight of way tv maneuver.
D) Utility Conditivn: Permittee is xesponsible fflr arranging
for all necessary utility adjus#~.ments or reloaation as
required for completian of the improv►ement.
E} The awner of the property or the authorized
representative must complete and sign Spakane County
Engineers "Agreement to Fay Fees". This documQnt must be
retu.rned ta the Caunty Engineers Office. Pian review will
nat Le contpleted u.ntil this document is exeauted. This
document a.s attached to these comments. F3.ease return

Engineers Department.
