The proposed use is allowed in the zone. 2. The progosed is located on parcel number 18544-0812 and 0813 and is effected by Zone Change Z~39-91C for which conditions enist that are required to be met. Copies of the conditions of the Zone Change and the Planning Department report (which is also part of the record) were given to the applicant. 3. A 1972 building permit for a church on the southwest corner of Argonne and Valleyway and a later building permit for a church expansion to the same sit,e illustrat+e that the above parcel is identified as part of the required parldng lot utilized by the church to meet their parldng requirements. One alternative would be for the applicant to obtain a joint use/reciprocal parkiflg agreement with the church. For the Planning Departtnent to release a building permit on this site, it will have to be able to provide both the required parldng for this proposal (medical office building) and for the required parldng for the church. The Planning Department will also want to look at Phase II of this site in determining if adequate parldng is provided for. The applicant stated that this requirement was not of record in the Zone Change nor was he aware of it prior to this meeting. He will be contacting the Planning Department in regards to this requirement. 4. The setback on the flanking stwt is measured from the set aside and not the property line. The applicant stated that he had been told by Planning Departcnent staff that measuring the setback from the property line was permissible. Francine Shaw will verify this and nodfy the applicant of her findings. 5. Twenlustrated. -six (26) parldng stalls are required for the proposed and twenty-seven (2'n are At the dead end area, please illushate the required vetucle circular turn-around.
