SCOPB/PROJ$CT DESCRIPTIONs
I. General Overview - The owner Wam Enterprises is proposing the
construction of a 20022 square foot, two story office buildfng.
This proposal is Phase II and will be connected to Phase I of the
project by a sky walk. The applicant would like to begin
construction as soon as possible.
BIIMMARY OF D$PAR'1'MNTAL REQIIIRW1T8 t
I. Planning Department (456-2205)
A. Discussion/Requirements
l. The proposed is zoned UR-22 and must comply with the
conditions of Zone Change ZN 12-87. A copy of the
conditions were given to the applicant
2. The proposed is located over the Aquifer Sensitive
Area. Please submit a critical materials list to Building
and Safety for review.

3. Parking as shown on the site plan is adequate, 148
spaces are required and 179 spaces are shown. Parking
shall be located on the same parcel as the proposed or a
jofnt parkinq aqreement must be executed.
4. Two copies of the landscape plan were qiven to John
Harrinqton during the meetinq. John gave an initial
review however, he felt that more plants may be needed in
the northwest corner adjacent to Boone Avenue. A
determination will be made and the applicant notified.
5. The proposed is located on parcel numbers 45181.1225
and 45181.1225. John Harrington recommended a minor lot
line adjustment be performed to agqregate the two parcels
of land.
B. Permit Release Requirements
1. An estimate from a nursery including size, type and
quantity along with a promissory letter/bond from the
owner statinq the landscapinq will be installed shall be
submitted. A letter of credit may be submitted in lieu of
the bond.
II. Enqineerinq Department (456-3600)
A. Permit Release Requirements
l. The Engineerinq Department has released their portion
of the building permit.
III. Health District (456-6040)
A. Discussion/Requirements
1. Comments were given to the applicant and Building and
Safety by Daryl Way.
2. The sub-contractor excavating the west parking lot
has placed fill material over the existing sewaqe disposal
system with the use of heavy equipment. The Health
District is requirfng the removal of the fill material
regardless of the out come of the current proposal. Also,
an enqineer must certify that the sewaqe system has not
been damaqed by the heavy equipment and placement of the
fill material.
3. Daryl Way contacted Jim Orvis of the Hutchinson
Irriqation District No. 16 (926-4634) for a meter readinq
of the existfng sewaqe system for Phase I. The meter
readings indfcated that the system is currently beinq

overloaded by 2 to 3 times it•s desfqn capacity. It was
later determined that the site is aerved by a single meter
and therefore the readinqs also include irriqation.
4. The area designated for the proposed on site sewage
system has been reserved for the placement of a new
disposal system for Phase I when the original system fails
to function properly. This reserved area can not be used
for the proposed system for Phase II. Please contact the
Health District for further information on size and
placement of the proposed system. If the existinq sewaqe
system fails the new system will be requixed to be
installed larqe enouqh to accommodate current meter
readinqs.
5. All construction and demolition debris must be taken
to a licensed landfill.
B. Permit Release Requireinents
1. Apply for a sewage system permit. The Health District
may accept the test hole findi.ngs from Phase I.
2. Please submit a revised site plan illustrating the
reserve areas for Phase I and II.
3. Submit a letter from the enqineer statinq the fill and
heavy equipment on the existinq sewage system has not
damaged the system.
4. The fill dirt must be removed from the existinq system
prior to permit release.
IV. Fire District No. 1(928-2462)
A. Discussion/Requirements
1. Fire flow for the proposed is 3500 g.p.m.
2. One additional fire hydrant is required to be
fnstalled. The location wfll be at the northwest corner
of the property. The hydrant shall be installed prior to
occupancy.
3. Access around the site is adequate.
4. A lock (Knox) box entry system for fire department
personnel access is required to be installed.

V. Building and Safety'(456-3675)
A. Discussion/Requirements
1. Plan revfew has been completed on preliminary plans
and a letter will be sent to the applicant by Tom
Postlewait.
2. Tom Postlewait stated that he would meet with the
applicant after the meeting to discuss in detail exiting,
mechanical, and plumbinq problems, and his concern with
the sky walk. It was noted that the comments are minor in
nature and should not impose any problems for the
proposed.
B. Permit Release Requirements
1. Two complete revised sets of plans addressing the
items discussed durinq and after the meetinq and other
items from the plan review letter needs to be submitted
for review and approval.

understood and had no further questions at this time regarding
permit requirements.

John Harrinqton will make a determination on the adequacy of the
