General Overview - The owner Output Technology Corporation (OTC) is proposing a major interior remodel of Bufldinqs A& 8-. Buildinq A_will be an administrative buildinq. Build'ing B will be used for offfces, manufacturing, and storaqe. BMMMARY OF DEPARTMENTAL RSQIIIREMLNTB e 1. Planning Department (456-2205) A. Discussion/Requirements 1. Please submit a revised eite plan identifyfng what each area of the buildinq will be used for. _ 2. Parking as illustrated on, the site plan is adequate. A minimum,of 200 parking spaces are required, 218 spaces are shown,. - 1 - t ~ 3. Since the property is an unplatted parcel, a certificate of exemption is required to be obtained. A form for obtaining the certificate was given to the applicant during the meetinq. B. Permit Release Requirements 1. Please submit a revised site plan identffying what each area of the buildinq will be used for. 2. A certi f icate of exemptf on is required to be obtaf ned for the subject property. II. Divieion of Enqineering & Roads (456-3600) A. Discussion/Requirement 1. There are no exterior improvements to the site, therefore, the Division of Enqineerinq & Roads has no requirements. B. Permit Release Requirements 1. The Division of Engineering & Roads will release their portion of the buildinq permit once it has been applied for. III. Health District (456-6040) A. Discussion/Requirements 1. If it is indicated that there will be an increase in sewage flow above the capacity of the existinq sewage disposal systems, it will be necessary to apply for a permit to install a new on site sewage disposal system. Please indicate the anticipated number of employees so that it can be determined if the existing systems will be adequate. 2. Please submit a critical materials list to the Division of Buildings for review. a 3. If it is determined that the proposed fs a critical materials user the owner will be required to Bign a Samplinq Agreement. The agreement allows the Health District to sample the effluent of the septic tank on an annual basis. All cost for sample retrieval and analysis , shall be paid by the owner. - 2 - . 4. Any processed waste qenerated by the project will be under the juriediction of the Department of Ecoloqy. The Health District must receive notification of approval from the Department of Ecoloqy as to the method of handlfnq wastes, prior to grantinq any approvals. 5. The exf stinq drainf ield lines located to the south of the shop buildinq are being driven over. Vehicle traffic over drainfields is prohibited therefore, this area is required to be barricaded. B. Permit Release Requirements 1. Please verify if the existinq on site sewaqe disposal systems are adequate for the proposal. Zf the systems are not adequate a permit to install a new system shall be applied for. 2. If it is determined that the proposed is a critical materials user, the owner will be required to sign a Sampling Agreement. IV. Fire District No. 1(928-2462) A. Discussion/Requirements 1. Clyde Wisenor visited the proposed prior to the Pre-Application Conference and found that the existing sprinkler system is not working. If the applicant plans to abandon the sprinkler system, the sprinkler siamese located outside of the building shall be removed. 2. A lock (Knox) box entry system for fire department personnel access is required to be installed on both buildings. Forms for obtaining the boxes were given to the applicant. 3. Access to the fire hydrant located on the south west corner of the property shall be maintained, free of rubbish. 4. Please submit floor plans for fire department records. V. Division of Buildings (456-3675) A. Discussion/Requirements 1. Plan review has been completed on preliminary plans by Ren Jeffrey. - 3 - • `1 • 2. The proposed shall comply with the minimum requireiaents of the Washington State Regulations for Barrier Free Facilities. 3. Please submit a critical materials list to the Division of Bufldinqs for review. 4. Ken Jeffrey would like to set up a time to meet with the applicant and Clyde Wisenor at the existinq location of OTC and then visit the proposed site. The visits would clarify the uses withfn the structure and will clarify what areas will need to be classified as H or B Occupancies. Ken will also verify tbe integrity of the existinq area separation walls in the proposed buildings. 8. Permit Release Requirements 1. Two complete revised sets of plans addressing the items discussed durinq and after the meetinq needs to be submitted for revfew and approval. APPLICANT'8 COMM$NTBIACRNOWLEDG8M8NT: The applicant acknowledqed that all comments/requirements were understood and had no further questions at this time regardinq permit requirements. CORR$CTIONBs To minutes or chanqes from what appears in the minutes, we should be notified within one day of your receipt of these minutes. To site plaas as required by any or all of the above-listed departments shall be submitted ta the Division of Buildings who will then distribute accordinqly to those departments.
