The County Engineering Department has completed a review of
the above referenced project. The following information must be
provided in order for us to proceed with our review.
A) For any new hard surface area, for an asphaltic roof, or
a roof containing HVAC machinery, a drainage plan
for the site shall be prepared in compliance with
Spokane County "Guidelines for Stormwater Management". At
a minimum the plan must contain:
1. Drainage calculations for stormwater volumes
generated on site.
2. Calculations for total impervious surfaces
contained within the site.
3. Finished grade elevations for structures to be
constructed on site.
4. Finished grade elevations at the top and bottom of
the 208 swale.
5. A typical cross section of the 208 swale.
6. Calculations to justify the number and type of
drywells proposed.
7. Elevation of drywell inlets where applicable.
8. Copy of the proposed landscape plan.
B) The subject property is affected by the "Findings and
Order" and the "Conditions of Approval" for the following
land use action:
Final Plat PE-1483-84
C) The following improvements within adjacent Right of Way
are required prior to the release of a building permit:
1. You must submit road and drainage plans for street
improvements. These must be prepared by an
engineer. Plans must be prepared for the following
streets:
a. Argonne, Typical Roadway Section No. 1,
Principal Arterial Standard.
b. Mullan, Typical Roadway Section No. 1,
Principal Arterial Standard.
All required construction (sidewalk/curbing/pavement) within
the Public Road Right of Way is to be completed prior to the
release of a building permit or a financial guaranty in an amount
estimated by the County Engineer to cover the cost of
construction or improvements shall be filed with the County
Engineer. Required plans are to be submitted prior to estimating
the amount of the financial guaranty or permit release.

2. As an alternative to the required road irnprovements
the County will accept an RID/CRP agreement
"Notice to Pub]. ic Na. 6" on Argonne and mu l lan .
3. Please subrnit a cogy of arecorded propearty deed
frarn the Auditors of f ice for the subj ect property.
Upon receipt of the deed our sta f f wi ll prepare the
RIDJCRP agreement.
4. Appraach permits must be abtained, after a site ,
plan has been approved, and befvre t]~~ ~~suance of
a building permi,t, from the County Engineering
Department f or any new or irnproved dr iveway

a-ny portion of the proj ect which is ta be vccupied or traveled by
vehicles,
b. Minirnum separation 10 feet must occur between
drainfields and 208 drainage swales,
• c. Abandoned curb cuts rnust be replaced with
5pokane County standard curb and sidewalk.
Utility Condition: Ferrnittee is responsible for arranging
for all necessary utility adjustrnents ar relacation as
required for completion of the imprvvernent.
F} The owner of the progerty or the autharized
representative must carnplete and sign SFa}cane County
Engineers "Agreement to Pay Fees". This document rnust be
returned to the County Engineers office. Plan review will
not be eompleted until this document is executed. Thi.s
document is attached ta these commen-ts. Please return
the completed Agreement tv your cantact person at the
Engineers Departmerrt.
Only after all the inforxnation and requirements listed above
are supplied or completed and the necessary review has been
accornplished will your building permit be released.

A. INTRODUCTION
This matter having come before the Spokane County Subdivision Nearing
Examiner Committee on January 31, 1985 and the members of the Committee
present being Jane Myers, Chairperson, Ly nn Tennican and Rich Skalstad.
B. RROPOSAL
The sponsor, P.F.Simpson is requesting approval of a Preliminary
Subdivision of F'E-1483-84, ARGONNE FIVE HUNDRED and Zone Change ZE-128-84,
from Local Business to Commercial, to divide 1.29+ acres into 4 lots for
commercial use.
C. F IND INGS OF FACT
1. That the proposal and information presented in the Staff Report was
considered.
2. That the Comprehensive Plan designates this area as Commercial. .
3. That the proposal is within the Priority Sewer Service Area (PSSA)
boundary.
4. That the proposal does comply with the purpose and intent of the
Comprehensive Plan decision guidelines for "fill-in" development and
compatible land uses.
