Re: Change from 180' to 200' Drainfield

Enclosed are six plot plans for property located between 31st
and 32nd on University. I currently have approval for construc-
tion of 3 bedroom houses on these lots with a qualifying drain-
dield of 180'.
Because of the need to add an additional bedroom to these houses
I have obtained drainfield easements on these lots allowing the
eventual lot owner to place the replacement drainfield within
4' of the property line. This action will in no way disturb the
adjoining lots if a replacement drainfield should be required.
Although all utilities are overhead there would be no potential
conflict even if they were eventually placed underground.
I'm sure you realize that this procedure is the only one available
to A;mplement a 200' replacement drainfield. Thank you for your
consideration in this matter.

Please be advised that Building Permits Numbered 80-6870 for Lot
14, 80-6871 for Lot 15, 80-6872 for Lot 12 and 80-6873 for Lot 13
located in Kokom Townsites are hereby revoked.
I bring your attention to paragraph 303 (e) of the 1979 Uniform
Building Code, adopted in part by Spokane County which states: "The
building official may, in writing, suspend or revoke a permit issued
under the provisions of this code whenever the permit is issued in
error or on the basis of incorrect information supplied, or in viola-
tion of any ordinance or regulation or any of the provisions of this
code."
In your application for Building Permits Numbered 80-6870,
80-6871 and 80-6873 you submitted Site Plans with incorrect lot
dimensions and consequently do not have the minimum set back require-
ments that are required under the Spokane County Zoning Ordinance.
The Site Plan you submitted with your application for permit
number 80-6872 requires a variance from the Spokane County Planning
Department.

House of aluminum has legally obtained three permits to build single family
residences on Lots 10, 11 and 15, Block 53 of Kokomo Townsite. The con-
tractor has indicated that he only intends to build on Lots 10 and 15 until
such time as the zoning issue has been resolved, which I anticipate to be on
August 12th.
If the Board of Adjustment does not rule in favor of the contractor, the
six existing lots would probably be converted into four lots and still make
his current projects (i.e., the two residences on Lots 10 and 15) legal.
I have talked to Mrs. Lindburgh on this date and have informed her of our
involvement. I could not reach Mr. Baker as he is out of town until Wednesday,
August 6, 1980.
