3. In the RI zone, signs that are installed on the
building can not exceed the maximum height of 35 feet. A
separate permit will be requi-red for these signs.
4. The parcel number and the legal description oi the
proposed site are no,t consistent. The property located on
the northeast section behind che existing gas station is
not described in the parcel number. The applicant stated
that this property was recently purchased by K. C. Auto
Paints. It was suggested that the applicant combine the
two parcels for tax purposes. The applicant and John
Pederson will discuss the issue at a later date.
5. There was a question on whether or not the existing
building located on the northeast section behind the
existing gas station will be removed because the site plan
submitted illustrates some ef the required parking spaces
located in that area. The location of the 35 parkinq
spaces required will have to be clarified.
6. Al1 parking stalls shall be located within 60 feet of
a landscape feature which shall be not less than 32 square
feet in area.
B. Permit Release Requirements
1. Submit a revised site plan illustrating the setbacks
(as existing), required parking and landscaping
requirement for review and approval.
2. A legal document stating ownership of the said parcel
shall be submitted prior to the release of the buildir.g
permit.

A. Discussion/Requirements
l. If the proposed interior remodeling costs amount to
50% more than the assessed value of the building, then the
site would have to comply with current drainage standards.
The applicant indicated that the interior remodeling cost
will not exceed the SOo figure.
2. There is an existing drainfield located in thz
northeast section behind the existing gas station and
under conditions that were placed upon the previous
building permit by the Health District, this area is
required to be paved. The applicant stated he will
abandon the drainfield.
3. If any paving is installed on the siter "208" will be
required to be installed.

5. Material SafetY and Data Sheets (MSDS) shall be
submitted to Fire District No. 1 for review.
6. There was some discussion on-containment of hazardous
waste and aisposal with regards to a spill or a fire in the paint storage and paint mixing-area. Because the two
areas are required to be sprinklered, steps need to be
taken in case nf an emergency to properly aispose of fire
protection water and chemicals. In order to reduce the
amount of flow for disposal, there are several options,
such as, compartmentizing sprinkler heads through
detection systems and/or instaZlation of smoke curtains.
Ciyde Wisenor and Ken JeffrEy will meet with the applicant
after the conference to discuss feasible alternatives.
B. Permit Release Requirements
l. Two.complete revised sets of plans addressing the
items discussed during and after the meetinc and any other
items from the plan review letter needs to be submitted
for review and approval.
