The public water system as approved by County and State health authorities and the
local fire district and purveyor Will be installed Within this plat, and the
subdivider will provide Ear individual domestic water service as Well as fire
protection to each lot prior to salof each lot.
The owners of Tract R, C, and D, shall be held responsible for obstructing and

artifically collecting or discharging the natural drainage flow across or adjacent
to their property. The property owner or his representative shall inform each
succeeding purchase[ of all drainage easements on the property and ane
responsibility Ear maintaining drainage facilities within said easements. Spokane
County does not accept the responsibility of maintaining the drainage courses on
private tracts within drainage easements nor the responsibility for any drainage,
whatsoever, including but not limited to inverse condemnation to any properties
due to deficient construction and/or maintenance of drainage courses in drainage
easements on private property.
No more than one dwelling structure be placed on any one lot, nor shall any lot be

a County Road Improvement District pursuant to HER 36.88 at such time as a Road
Improvement District is created or any Road Improvement Project is sanctioned by
Spokane County.
The owner, his heirs and successors shall join and participate in any petition or
resolution which purpose is the formation of a utility local improvement district
