RE : Thunderbird Oil - East 6021 Trent Avenuie~=
Dear Mr. Woodruff:
Thank you for submitting a revised drainage plan on December 5,
1988, regarding the above referenced property. In reviewing this
plan, the area shown for the new swale area does not calculate to
the required minimum area of 2,944 square feet as indicated on the
plan.
In order to accommodate the stor:nwater drainage for the impervious ~
area as shown, a swale area needs to be developed containing at
least 2,944 square feet area, bottom area 6" deep. As you know this
area could be reduced substantially if a dry well was to be
installed. -
From an on-site review, the existing grass area does not constitute
a swale as the size is estimated to be around 1,700 square feet with
no depth for ponding.
In order to resolve this matter, a revised drainage plan indicating
a proper swale size needs to be submitted. Upon approval of the
plan, a swale will need to be constructed in accordance with the
drainage plan.
Recognizing that during the winter months it is somewhat difficult
to excavate and sod swale area, we would issue a Temporary
Certificate of Occupancy to allow sufficient time to complete the
swale in the spring.
Enclosed is an application for a Temporary Certificate of Occupancy
which needs to be signed by a representative of Thunderbird Oil and
r.eturned to this office.
