C. FINDINGS OF FACT (continued) ZE-49-87
11. The following are additional findings of fact considered by the Nearing
Examiner Committee:
a) Specific commercial uses which provide support services to
industrial activities within the Industrial category are appropriate. A
motel which can cater to the needs of trucking traffic in an indusirial
area can be considered such a supporting use.
b) The past precedent for this block has been to approve Commercial
zoning for development of a motel complex to serve truck traffic in
the immediate area. This proposed rezone and motel addition is
consistent with that past land use trend.
c) The site development plan indicates planned conformance with the
requirements of the Spokane County Zoning Code. Some
modifications however will be necessary prior to release of specific
building permits; these modifications relate to setbacks, landscaping
and tractor/trailer parking needs.
D. Q.QNDITIONS QR CQNTINGENCIES APPLIED TO THIS APPRQVAL
