Dear Mr. Postlewait:
I have reviewed your letter dated September 1, 1982, referenced "Convenience
Store with Diesel Sales". We would like zo respond as follows:
1. The Contractor, on the Owner's behalf, will secure concrete strength
tests on the concrete in this project in accordance with UBC Section
306.
2. Wood truss diagrams will be provided to you f rom the truss manufacture
(Bestway Building Supplies-Alpine Truss).
3. If you will review the Washington State Engery Code, you will see that
for non-residential structures the minimum requirement is for an R-5
in the walls and an R-20 in the ceilings. Also, the perimeter insulation

for under slab protection.
4. The vertical and horizontal reinforcement has been checked by Peter
Suden Structural Engineer and meets all UBC requirements including
Section 2418 (J) 3.
5. Even though this will be a 24 hour a day opnration, we will provide
a sign on the Exit Door saying "This Door to Remain Unlocked During
Business Hours" according to UBC Section 3303 (C) exception number 1.
6. The Exit for this facility will have the appropriate Exit sign and
will be properly lit. (Again, remember this will be a 24 hour a day
facility).
7. Parking striping and signage for barrier f ree facilities will be
provided.
8. The only area of glass that will be less than 18" f rom the floor or
a walking surface will be the door and it will be provided with
tempered glass.

~ 9. A me chanically operated exhaust fan will be connected to the light
~ switch in the Toilet Room and will provide a minimum of four (4)
' air changes per hour.
10. The built-up roofing system on this structure will meet or exceed
the class "C" rating required by UBC Section 1704.
11. The grab bars shown in our floor plan as 16" in front of the seat
will be ch3nged from the 16" shown to 1'-6". The fixtures, mirrors
~ and shelves in this Toilet Room will not exceed those heights shown
; under Section 1711 of the Regulations of Barrier Free Facilities.
i 12. A water fountain with a maximum height of 34" to the rim will be
installed adjacent to the Toilet Room.
13. All wood which comes in contact with masonry or concrete will be
pressure treated (Wolmanized).
14. The drywall will be nailed according to UBC Table 47-G.
15. The anchor bolts will be embedded a minimum of 7" in the reinforced
masonry.
16. There will be two (2) downspouts from the canopy - each with a
cross section of 3" x 4" and these will provide more than adequate
drainage for the canopy.
17. The floor drain will be located so that the trap arm to the vent
shall conform to the Uniform Plumbing Code Table 7-1.
18. The mechanical equipment located on the roof shall meet the minimum
requirements of the Uniform Mechanical Code Section 710.
19. Ductwork (we do not anticipate any at this time) will be installed
according to the Washington State Energy Code and the Uniform
Mechanical Code Chapter 10.
20. We have reviewed the fire flow of a number of fire hydrants within
a four block radius of this project and have determined the follow-
ing :
A p 1 ug at Broadway and Carnahan has a f i re f low of
1,125 gallons per minute with a 72 psi initial pressure
and 70 lbs residual pressure. -
A f i re p 1 ug at Broadway and Howe has a f i re f low of
2,188 gallons with a initial pressure of 68 psi and
a residual of 60 psi.
Two (2) blocks away at the intersection of Dean and
Dyer there is a fire hydrant with a fire flow of
1,580 gallons per minute with a 64 psi initial pressure
and a 37 psi residual pressure.
The pump at the corner of Eastern and Mallon has not
been checked f or actual fire flow but does have an
initial pressure of 68 psi and a residual pressure of
30 psi and the fire flow should be well above the
750 gallons per minute you show in your letter.

20. (Continued):
The fire hydrant location has been measured at the site and
does not exceed 160 feet from the farthest point of the
structure to the fire hydrant. This satisfies your require-
ments.
` We are sending a copy of this letter to the Contractor who will include it
as an addendum to his contract with the Owner.
i We have been contacted by the Owner and instructed to increase the size of
the curb cut on Broadway and on Mallon f rom the 46' shown on the drawing
to an 80' width. The Owner has reviewed another similar new installation
within six (6) blocks of his facility which has a 90' curb cut. He has
a great deal of experience in working with large trucks (he currently owns
The Broadway Truck Stop) and is well aware of the problems of getting a °
truck off of the street and into a fueling facility. He feels that it is
illogical for the Building Department to require a wider radius at the
corner of Broadway and Eastern to allow the trucks to maneuver and then in
the same breath require him to put in a reduced curb cut size where the
majority of the truck traffic will take place. Therefore, unless there is
a serious resistance on your part to allow this additional curb cut width,
we will proceed with an 80' curb cut.
