MANSON, DIRECTOR This department has completed a plan review of your submitted plans. Please contact the Spokane County Planning Department for items, findings and requirements which need attention before final approval can be granted. Listed below are several items that need correction before final approval can be granted by this department. 1. Plan check is based on Group B, Division 2 for a warehouse type occupancy. If the use is for repair, painting, welding or other hazardous occupancy, a revised plan check for the revised occupancy will be required. (B-1 of H-4) 2. The west wall shall have the studs at 16 inches on the center and 5/8 inch type "X" drywall shall be substituted for the proposed 1/2 inch type "X" drywall to maintain a one-hour fire rated assembly. (UBC Chapter 43) 3. Please complete the enclosed critical material list and submit for review. 4. Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. (UBC Section 3304(c)). 5. Every building or portion thereof where persons are employed shall be provided with at least one water closet. Separate facilities shall be provided for each sex when the number of employees exceeds four and both sexes are employed. (UBC Section 705). Please indicate the number of employees and the average period which the employees wi l l be on the site (letter from the owner). If the custodial quarters has restrooms which meet the minimum requirements of the Uniform Building Code and the Regulations for Barrier -Free facilities, a request to use the custodial quarters facilities may be submitted for review if the warehouse is occupied during variable loading and unloading periods only. Wood studs, which are bearing and over 10 feet in height, shall have calculations submitted for review as required by UBC Table 25-R-3. 7. Truss diagrams from the truss manufacturer shall be submitted for review. 8. Please indicate if the proposed building is to be heated. If so, please indicate the insulation "R" values in the walls, ceiling and the perimeter. Please specify the type of heating system for review. 9. Drywall nailing shall be according to UBC Table 47-G. 10. Areas used for storing or handling of automobiles operating under their own power the ventilation system shall be capable of exhausting a minimum of 1.5 C.F.M. per square foot of gross floor area. Connecting offices, waiting rooms, etc., shall be supplied with conditioned air under positive pressure. (UBC Section 705). 11. Storage of volatile flammable liquids shall not be allowed in Group B, Division 1, 2 and 3 Occupancies and the handling and use of gasoline, fuel oil and other flammable liquids shall not be permitted in any Group B Occupancy unless such use and handling comply with the Fire Code. (UBC Section 708). 12. Devices which generate a spark or glow capable of igniting gasoline vapors shall not be installed or used within eighteen (18) inches of the floor. (UBC Section 708). 13. Draftstops shalll be installed so the maximum horizontal dimension does not exceed 60 feet and attic access installed when a ceiling finish is applied as required by UBC Sections 2526 (f )4b (iii ) and 3205 (a ). 14. Anchor bolts shall be embedded at least 7 inches into the concrete as required by UBC 2907 (e). 15. All insulation materials including facing, such as vapor barrier or breather papers installed within floor -ceiling assemblies, roof -ceiling assemblies, walls, crawl spaces or attics shall have a flame -spread rating not to exceed 25 and a smoke density not to exceed 450 when tested in accordance with UBC Standard No. 42-1. Approved numbers or addresses shall be provided for all new buildings in such a position as to be plainly visible and legible from the street or road fronting the property. (UBC Section 513). 17. Wood which comes in contact with concrete shall be of pressure treated or wood of natural resistance to decay, as per U.B.C. Section 2516(c)3. 18. Are hurricane ties planned to be installed for the purpose of anchoring the trusses to the top plate? 19. Please indicate the bracing of the proposed trusses as required by the engineer and the truss manufacturer. 20. In addition to the inspections required by Section 305, the owner shall employ a special inspectior during construction on concrete with a design strength of over 2000 P.S.I. Please indicate the name of the testing labratory prior to the release of the permit. Please submit copies of the reports to the Department of Building and Safety for review. 21. The maximum flame -spread classification of finish materials used on interior walls and ceilings shall not exceed that set forth in UBC Table No. 42-B. (UBC Section 4204 (a). (Future finishes) 22. Please submit the designed.snow load, wind load and the seismic zone for review. 23. The plan check is based on no plumbing located in the building. Please show waste and vent diagrams if plumbing is to be installed. Floor drains shall be equipped with an approved oil separator/sand trap as required by the Uniform Plumbing Code. (UBC Section 702) (In areas where vehicles are stored and serviced.) Please verify and submit revised plans or addendum for the above listed deficiencies.
