The County Enqineering Department has completed a review of
the above referenced project. The followinq informatior� must be
provided in order for us to proceed with our review.
A) For any new impervious surface area a drainaqe plan
for the site shall be prepared ir� compliance with
Spokane County �'Guidelines for stormwater Management". At
a minimum the plan must contain:
1. Drainage calculations for stormwater volumes
generated on site.
2. Calculations for total impervious surfaces
contained within the site.
3. Finished qrade elevations for structures to be
constructed on site.
4. Finished qrade elevations at the top and bottom of
the 208 swale.
5. A typical cross section of the 208 swale.
6. Calculations to justify the number and type of
drywells proposed.
7. Elevation of drywell inlets where applicable.
8. Copy of the proposed landscape plan.

a. A parking and traffic circulation plan shall
be submitted and approved by th� Spokane County Engineer. The
desiqn, location and arrangement of parkinq stalls shall be in
accordance with standard traffic engineering practices. Paving as
required by the County Planninq Ordinance, will be required for
any portion of the project which is to be occupied or traveled by
vehicles. It is illeqal to back out onto the Right of Way.
E) Utility Condition: Permittee is responsible for arranqing
for all necessary utility adjustments or relocation as
required for completion of the improvement.
F) The owner of the property or the authorized
representative must complete and siqn Spokane County
Engineers "Aqreement to Pay Fees". This document must be
returned to the County Enqineers Office. Plan review will
not be completed until this document is executed. This
document is attached to these comments. Please return
the completed Agreement to your contact person at the
Engineers Department.

The applicant or their representative is responsible for

All air poilut�on repulations must be met.
A�r poi(ution regulat�ons requ�re that dust em�ssions during demolit�on, construcUon and excavation
projects be controlled. This may require the use of water sprays, tarps, spnnk�ers or suspension
of act�vity durine certain weather condiUons. Haul roads should be ueated and emissio�s ftom
the t�ansfer of earthen matenal must be c�ntrolled as wetl as emissions from all other construction
related act�vities.
SCAPCA suongly recommends that ail travelled surfaces Ii.e., inAress, eeress, parkinA a�eas,
access roads) be paved and kept ciean to mmimize dust emissions.
Measures must be taken to avoid the depos��on of dirt and mud from unpaved su�faces o�o
paved surfaces. If track�ng or spols occur on paved surfaces, measures must be taken immediately
to clean these surfaces.

Division of Buildin4s Plan Review: Bobb� Stone
Answer to written comments are as follows:
1. Accessible parking stall has been provided for a van. See revised
Site Plan A1.1R.
2. Storage area of Building #2 has been divided off of the Sales Area
with one hour separation. Storage area has been changed to open
display area in Building #1. See revised Floor Plan A2.1R.
3. Dav�d Moore, Eng�neer of Spokane will be doing the Non-Residential
Energy Code review and site inspections.
4. Critical and hazardous materials lists have been submitted by the
Owner.
5. Special inspection will be accomplished by AGRA Earth Environmental
of Spokane.
6. Land�ngs have been shown at all exterior doors.
7. Exterior walls on the property line will be a minimum of one hour fire
rating as required by Code. Walls are 5 1/2" of concrete with 3 1/2"
insulation core with 2 1/2" interior face. A test conducted by Tremco
according to aSTM E-119 shows that a 5" panel with 1/2" �oint meets
one hour requirement. Al1 of the joints will be caulked on both sides
with backer rods and have full �nsulation in the joint.
SQokane Count� Utilities Department
Sewer will be connected to area wide public sewer system. Permit will
be applied for.
Plans and specifications will be submitted for review and approval by
the Utilities Department.
Arrangements for payment of any additional sewer charges will be made
pr�or to the issuance of the Sewer Permit.
Water service is being supplied by Modern Water District who �s the
designated water service for the area of the pro�ect.
