The applicant was asked to contact John Harrington at the Planning Department for a determination on this matter. However, should additional parking be required on this project, landscaping will be required to be installed, with a landscape plan submitted to the Planning Department, along with an estimate from a nursery to install, including the installation of a sprinkler system, paving, and a promissory note to install. 2. On the site plan, additional drainfield is shown in the future parking area. The drainfield area should be relocated in order to maintain future parking area availability. 3. (b) Measures must be taken to avoid the deposition of dirt and mud from unpaved surfaces onto paved surfaces. However if this occurs, measures must be taken to clean these surfaces. (c) All travelled surfaces must be paved. V. Fire Protection District No. 1(928-1700) �A. Discussion/Requirements 1. The fire hydrant located on the east side of the property must maintain -a minimum 50 foot setback from all buildings and structures. 2. The fenced area on the property must be provided with a gate for emergency fire department access. The applicant indicated the existing gate would not be removed. VI. Building and Safety (456-3675) A. Discussion/Requirements 1. A handicap parking stall may be required to.be installed. The applicant needs to meet with Tom Postlewait to review existing handicap parking facilities in order that a determination can be made. 2. The handicap shower stall(s) must be provided with grab bars in order to satisfy minimum handicap requirements. 3. Because the new addition will not be sprinklered, a four hour area separation wall must be provided between the new addition and the existing building. 4. It was verified at the meeting that door "lO1D" will be provided with panic hardware, and that because epoxy was being used, that the wall finish was masonry one of the few materials which can be used with epoxy. B. Permit Release Requirements 1. Further plan review is required on this project prior to Building and Safety's release of the permit. Once complete, 4 .r the applicant will be notified of any other modifications which need to be�made to the project.
