Although the site plan is generally acceptable, the Planning Departinent is requesting additional infonnation in order to confirm compliance of the proposal with all applicable zoning criteria. This information includes: A revised site plan is requised indicating the following informati.on. 1. Dimension all travel lanes within the parking lot. A two-way travel lane is required to be twenty-four (24) feet in width. 2. Provide traffic control devices for the one way site ingress/egress located further most east on the site plan. Traffic control devices include painted direcaonal arrows on asphalt and signage. 3. Reduce fence height along the east property line such that the fence does not exceed three (3) feet in height, if sight-obscuring, nor four (4) feet in height, if non-sight-obscuring, within the front yard setback area. The front yard for properties within the UR-3.5 zone is measured twenty-five (25) feet from the property line or fifty-five (55) from the centerline of the road right-of-way, which ever provides the greatest area for a front yard 4. A parlang Iot of this size (308 stalls) is required to have 12 bicycle racks, as per Section 14.802.060(6). Please illusrrate the location of these bicycle racks and call them out. The landscaping plan is generally acceptable. However, several additions and adjustments are needed to comply with the applicable Planning Departrnent design criteria.
