widening, cu�b 8� sidewclk, and corner tmprovements with Houk
pius road draincge facilities as needed.
(The existing head-in parktng ct the fronf of the existing office
bullding is presentiy a legcl, non-conformtng use of the County
road, but will� no longer be compatible or a�ceptable with the
cbove�road widening and sidewclk and will�need �o be
reconfigured or removed)
The above �ood �improveme�nts must be substanfiially co.mplete,d prior to
issuance of�-the Certificafe of Occupan,cy. A.,pe ,rformance �surety would be
�equired for any�un�nish�ed or unapproved road� improvements in order �to
occupy the buitding.
A 4 foot wide strip of- property along the property f�ontoge must��be d�eeded to
the County as rtght-of-way to enclose the above road widening.
A Border Ecsement must also be granted to enclose the� public sidewalk and cny
road dralnage facilities located outside of the County right-of-way.
A copy of the recorded property deed will need to be submitted to.'Count.y staff
in.order for �them, to prepare the docu,ments for the property owner's signafure.
6. An Appro�ach Permit must be obtained at the permit center for ony new,.
altered; �or� abandoned access points to 1 S� Avenue. Additional Right-of-Way
permitting is required �for utility �work within the County rights-of-w,a,y. The perrnit

The extension of the Vclley Couplet beyond Universtty will not be a reality in the
time�,remcining before the i�corporation of the new City of Spokane Va11ey. The
County Enginee�s are not pre-approving or vesting any vehlcular access rights
to the former railroad right-of=way a4 this time. Any d�ivewoy or other occess
feafures should be removed from the Slte Plan.
7. U�ility Condition: P'ermittee �is� responsible �for arranging for all necessary utility
adjustrne,nts, relocations, or irnprovements as �equired for the
