Dear Mr. & Mrs. Allyn,
Per our phone conversation,' have researched the above referenced property for
compliance with our zoning code. Currently the property is zoned UR-7, which is a
medium density residential area that allows single family, duplex, and multi -family units.
Therefore, any of these uses can be located on the property providing that they meet our
minimum requirements for lot size and street frontage. 1 am attaching our requirements
for your review.
Please note that this letter refers only to the City of Spokane Valley Interim Zoning Code
and does not take into account requirements placed on the property by other departments
or agencies.

Zero setbacks along rear and/or one side are allowed provided that a 5'-0" construction and maintenance easement(s) is recorded with the Spokane County Auditor
prior to issuance of a building pennit. Minimum rear yard setbacks on zero lot line configuration shall not be less than fifty (50) feet or the sum of the rear yards
required by the underlying zone, whichever is greater.
Minimum side yard setbacks between dwelling units and adjacent lots shall not be less than 10 feet on the side opposite the zero in a zero lot line configuration
Institutional and Office uses have the same setback as residential uses in zones where permitted. Attached garages loading from the side may have the same setback
as a principal structure.
Permitted accessory structures shall maintain a five foot (.5'-0") side and rear yard setback
14.618.340 Parking Standards
Parking standards for uses in the UR-7 zone shall be as provided in Chapter 14.802.
At least five (5) percent of the required number of spaces pursuant to Chapter 14.802 shall be
provided for guest parking and shall be labeled "GUEST PARKING ONLY" for all multifamily
projects. Said spaces shall be evenly dispersed throughout the development.
14.618.345 Signage Standards
Signage standards for uses in the UR-7 zone shall be as provided in Chapter 14.804.
14.618.350 Landscaping Standards
Landscaping standards for uses in the UR-7 zone shall be as provided in Chapter 14.806.
14.618.355 Storage Standards
All storage, except as provided below, shall be wholly within a building and shall be accessory to the
permitted use on the site. Where proposed, recreational vehicle parking areas shall be paved and
