Dear Dianne:
This letter is sent in regard to the building setback on Courtney Lane which is located on
your property (Parcel# 45244.1006).
The property is situated in the Shelley Acres Addition subdivision (PE-1773-95) and
shows a twenty-five (25) foot building setback on the recorded map. Any future buildings
would have to meet that required setback for the front yard. The residential development
standards currently in effect state that the required setback is fifty-five (55) feet from
centerline or thirty-five (35) feet from the property line whichever is greater in the Urban
Residential-1 (UR-1) zoning district. But since the setback is placed on the recorded plat
(map) that is what the Planning Division would adhere to upon approval of any future
building permits.
This letter will beplaced in the address file for 1018 South Courtney Lane and I advise
whoever will be applying for building permits to bring a copy of this letter with them.
