STAFF USE ONLY
Staff reviewed the proposed Accessory Dwelling Unit Application pursuant to the criteria in the City of Spokane
Valley Municipal Code, the International Residential Code, and State and Federal Laws.
Determination:
The permit for the Accessory Dwelling Unit (ADU) is subject to the following conditions pursuant to the City of
Spokane Valley Division of Planning:
1. The City's staff will file a deed restriction (title notice) with the Spokane County Auditor's office
indicating the presence of the ADU.
2. To cancel registration of ADU, the owner shall submit a letter to the Planning Division. Staff shall then
file a title extinguishment with the Spokane County Auditor's office upon verification the ADU has been
removed from the property.
3. The owner/applicant shall comply with all requirements and regulations of the Uniform Development
Code and the established criteria of the Accessory Dwelling Unit.

of Owner Occupancy with the Department of Community Development, Planning Division for recording if they
intend to maintain and rent the accessory dwelling unit. Failure to submit this certification within one (1) year
of transfer of ownership shall be a violation of the Land Use Code and will render the accessory dwelling
structure non -conforming if the new owners continue renting the accessory dwelling unit.
This certification will remain in effect during the period of my ownership of the property unless I record a
certification that the use of the property for an accessory dwelling unit has been discontinued.
