RE: Response to request for minimum lot size information regarding property addressed as
321 North Evergreen.
Dear Ms. Hanson:
On January 31, 2006 you requested the City of Spokane Valley to write a letter discussing the minimum
lot size requirements for the property addressed as 321 North Evergreen. Additionally, I have forwarded
this letter on to J. Gregory Lockwood, Attorney at Law with Hackney & Carroll per your request.
Pursuant to the City of Spokane Valley Interim Zoning Map dated August 5, 2005 the current zoning for
the property addressed as 321 North Evergreen is designated as Urban Residential 3.5 (UR-3.5). Pursuant
to Section 4.15.1 (Residential Development Standards Table) of the Interim Zoning Code the Urban
Residential-3.5 (UR-3.5) zone requires a minimum lot size of 10,000 square feet and eighty (80) feet of
lot frontage on all single-family residential lots served by sewer.
For your reference I am enclosing Chapter 14.616 (UR-3.5 Zone) per the City of Spokane Valley Interim
Zoning Standards. Please note that the preceding is for informational purposes only and should not be
construed as an appealable land use decision.
