PIT SET MANUFACTURED HOMES
Pit sets are installations with earth backfill around the home that is retained by the
skirting. This brochure will identify the three most common methods of constructing the
skirting or retaining system for these common manufactured home sets. Earth fill against
the following systems shall be limited to no more than 36 inches without engineering.
All skirting systems require an access hole having a minimum size of 18" x 24" and
venting openings at a rate of one square foot for every 150 square feet of floor area. Six
mill black Polyethylene sheeting is required on the ground under the home as a vapor
barrier.
Pressure Treated Wood
This system starts with a concrete footing 6"x 12" minimum poured around the perimeter
of the home. A treated sill plate is attached to the footings with anchor bolts that are
spaced no more than 6 feet apart and 1 foot from the corners. The treated wood framing,
2"x 4"studs on 16" centers, is then framed into place between the sill plate and the treated
top plate under the home's perimeter. Treated plywood, 'A" minimum thickness is then
nailed to the treated wood studs.
It is important to note that treated wood systems installed below grade require the
use of stainless steel nails or staples, or hot dipped zinc coated nails with polyethylene
sheeting draped against the plywood walls.
CONCRETE WALLS
This system also starts out with a concrete footing, 6"x 12" minimum, poured around the
perimeter of the home. Then a 6" concrete wall is formed on top of the footing, and
poured full to the underside of the home. The small gap that is left between the poured
wall and the underside of the home is filled in with treated wood.
BLOCK WALLS
The same size footing that is required for the concrete walls is required for concrete block
used to retain the backfill. Concrete block, a minimum of 6" in width may be used
between the footing and the home's underside. The block is laid with standard mortar
joints and all the cells of the blocks are grouted full after the last course of block is laid.
The small gap between the block and the under side of the home is filled in with treated
wood.
Although local ordinances does not require reinforcement in either the concrete or
block wall systems, reinforcement placed in these walls will help strengthen the system and
minimize the effects of any cracking that might occur.
