Description of Proposal: A Shoreline-.
Conditional Use Permit and Shoreline
Substantial Development Permit to perform
grading and fill activities within the shoreline
jurisdiction and to build six multi -family
structures totaling 22 units. The project will
consist of a combination of tri-plex and four --
plea buildings with separate garages.

the date of this notice will be considered
prior to making a decision on this project.
Any person has the right to comment on this
project. Further, any person may request a
copy of the decision for the proposal once
made. Pursuant to Chapter 17.90 (Appeals)
of the City of Spokane Valley Municipal
Code (SVMC), a written appeal of the deci-
sion shall be filed with the City of Spokane
Valley within fourteen (14) calendar days
after the dale the notice of the decision
is mailed. Standing to appear a decision
shallbe determined in accordance with the
provisions of Chapter 17.90.030 (Standing)
of the SVMC.

45045.1610; not addressed; located along
the northwest side of E Coyote Rock Drive
approximately 600 feet northeast of the
intersection of E Coybte Rock Drive and
E Rivercrest Drive; further located in the
southeast quarter of Section 4, Township 25
North, Range 44 East Willamelte Meridian,
Spokane County Washington.
Comprehensive Plan: Mixed Use (MU)
Existing Zoning: Mixed Use (MU)
Other Permits: City of Spokane Valley Land
Disturbance (Grading) Permit; Commercial
Buiklirng; and other permits as determined
may be required.
Studies Required: Additional studies may
be determined.
Environmental Review: The Building &
Planning Division has reviewed the pro-
posal/project and has determined that the
project is not categorically exempt pursuant
to WAG 197-11-800 from environmental
review under the provisions of the State
Environmental Policy Act (SEPA). The
Planning Division acting as lead agency
will conduct an environmental review of the
proposed preliminary plat and will issue a
separate threshold determination.
Existing Environmental Documents:
SEPA Environmental Checklist and DNS
from Washington State Parks and Recre-
ation Commission.
Applicable Development Regulations:
SVMC Title 21 (Environmental Controls),
SVMC 21.50 (Shoreline Master Program),
and SVMC 24.50 (Land Disturbing Activi-
ties) are the primary developmentregula-
bons applicable to the site.
.Public Hearing; The Shoreline Substan-
tial Development permit is classified as
Type II permit and will not be subject to
a public hearing. This may be your only
opportunity to comment on the impacts of
this development.
