Description of Proposal: A Shoreline
Substantial Development Permit to install
ornamental landscaping, irrigated lawn
and stairs within 200 feet of the shoreline
but outside of the 75-foot butter area. Other
minor trimming and pruning work within the
75-foot buffer area. There is an existing
single family residence on -site.

made. Pursuantto Chapter 17.90 (Appeals)
of the City of Spokane Valley Municipal
Cade (SVMC), a written appeal of the deci-
sion shall be filed with the City of Spokane
Valley within fourteen (14) calendar days
after the date the notice of the decision
is mailed. Standing to appeal a decision
shall be determined in accordance with the
provisions of Chapter 17.90.030 (Standing)
of the SVMC.
Location of Proposal: Parcel No.
45045.1527 and a small portion of parcel
No. 45045.1528. The parcel is addressed
as 11527 E Coyote Rock Drive. ,The site
is generally located along the south side
of the Spokane River further located in the
southwest quarter of Section 4, Township25
North, Range 44 East Willamette Meridian,
Spokane County Washington.

Existing Zoning: Mixed Use (MU)
SMP Environmental Designation:
Shoreline Residential - Waterfront
Other Permits: City of Spokane Valley Land
Disturbance (Grading), and Construction
Permits; and Other permits as determined
may be required. -
Studies Required: Additional studies may
be determined.
Environmental Review: Pursuant to SVMC
21.20.040.C(3) the proposal is categorically
exempt from the threshold determinations
requirements of WAC 197-11-720.

Applicable Development Regulations:
SVMC Title 21 (Environmental Controls),
SVMC 21.50 (Shoreline Master Program),
and SVMC 24.50 (Land Disturbing Activi-
ties) are the primary development regula-
tions applicable to the site.
Public Hearing: The Shoreline Substan-
tial Development permit Is classified as
Type II permit and will not be subject to
a public hearing. This may be your only
opportunity to comment on the impacts of
this development.
