Application/Description of Proposal:
Request for preliminary plat approval to sub-
divide 4.7 acres into 26 residential lots.
Applicant/Owner: KJT, LLC, 322 N Univer-
sity Rd., Spokane Valley, WA 99208
Location of Proposal: Lot 14, Block 1 of
Summerfield East 8th Addition, not ad-
dressed; located on the northwest corner
of Sanson Avenue and Bums Road; further
located in the NE R of the SW 1G & the NW
14 of the SE14 &the SEr6 of the NW 14 &the
SW 14 of the NE 14 of Section 35, Township
26 North, Range 44 East, Willamette Merid-
ian, Spokane County, Washington.
Approval Criteria: Spokane Valley Munici-
pal Code (SVMC) Title 20 (Subdivisions),
SVMC Title 19 (Zoning Regulations) and
SVMC Title 21 (Environmental Controls),
the City of Spokane Valley Street Standards;
the Spokane Regional Stormwater Manual;
and the Spokane Regional Health District
regulations.
Hearing Process and Appeals: The Hear-
ing Examiner will conduct the hearing pur-
3uant to the rules of procedure adopted in
SVMC Title 18 (Boards and Authorities). All
interested persons may testity at the virtual
public hearing and submit comments prior
to the hearing by sending the comments

mpalanluk@spokanevalley.org. Comments
will need to be submitted no later Than 3,00
PM on June 23, 2020 in order for them to
be received and prepared for submission
into the record. Comments received will
be entered Into the record at the time of
the public participation portion of the Public
Hearing. If you would like to deliver com-
ments to City Hall you may contact City Hall
at (609) 720-5000 prior to 1:00 PM on June
23, 2020 to schedule an appointment for
delivery and allow stag to scan and include
in the report. Comments received through
US Mail Will be included if they are received
prior to the hearing.
All Interested persons may testify at the
virtual public hearing. Written comments
and documents may only be submitted
prior to the hearing. Any appeal of the
Hearing Examiners derision will be based
on the record established before the Hear-
ing Examiner, pursuant to SVMC 17.90
(Appeals):
Environmental Determination: A Determi-
nation Of Non -Significance (DNS) was made
pursuant to WAC 197-11'-340(2) on May 8.
2020. The DNS was not appealed.
Stei Repot and Inspection of File: A
staff report will be available for inspection
seven (7) calendar days before the hearing.
The staff report and application file may be
