INSPECTION • ASSESSMENT -A.LA YS S ♦EVALUATION
I reviewed the drawings you prepared and faxed to me on April 18, 2006; regarding the
proposed carport for Mr. Heesch at 323 S. University, Spokane Valley, WA.
The plans are nearly identical to the Spokane County Pole Building requirements, excepting
for the flat roof. The 2" x 12" rafter span (spacing at 24" on center) is as prescribed in the
2003 International Residential Code. A continuous Boise 3-1/8" x 10-1/2" 24F-V4/DF glulam
beam is more than adequate for the spans and load conditions.
The post soil bearing pressure is excessive under the posts. I suggest placing a 24" square
footing under each post, with the top of the footing at the four foot depth level; to prevent
soil bearing failure. If the footing is 12" thick, no reinforcing steel would be required. The
post should be placed in the center of the footing, and secured with proper strap ties.
The plan does not show connection details, but standard post/beam hardware (Simpson
PC46) and beam/joist straps should be adequate. Follow 2003 IRC connection guidelines for
nail connections.
The side and rear cross bracing is good. Small upper corner braces (see Spokane County
detail, attached) would prevent the front from wobbling. Overall bracing should be good
with the full roof sheathing diaphragm.
