Fiberglass tab/shower is cracking. It pulls away from wall and the drain plug pulled through the bottom of the tub causing leaks to basement. There are cracks in the tub/shower along the top and bottom corner and the bottom corners are separating. This tub is defective and must be replaced. 2. The contract calls for a 30" x 5' shower. The contractor installed a 28" x 5' shower. The owners installed a standard shower door which does not fit and leaks. The builder is requested to either install a standard shower or special order a shower door for the shower that will fit the dimensions of the 28" x 5" shower or its replacement. II. Master Bedroom: 1. Floor squeaks in closet area. 2. Contractor never completed installing molding in the vanity area around cabinets, vanity' and door. 3. Repair cracks in walls. Repaint window sills, and repair drywall where drywall cracks and nails have popped. 4. The window is not properly sealed and visible drams ale noticed.. Properly install windows and seal them. III, Kitchen: i . The drop -in range is not properly secured. It tips over when the oven door opens and slides on countertop. 2. Kitchen faucet leaks through sink because it is not properly installed on the sink. the specifications call for a kitchen sink of stainless steel that would facilitate a sprayer. The ,under installed a white porcelain with only two holes and there is no hole for a kitchen sprayer. The sink should be replaced with a proper sink to accommodate a sprayer. 3. The garbage disposal does not work properly. Sometimes it does not work at all. Either repair or replace. 4. There is a serious electrical problem in the kitchen area. Outlets to the garbage disposal and fan light spark when turned on. Often times this blows fuses and causing a fire hazard. This must be corrected immediately. 5. There are substantial wiring defects in the kitchen and throughout the house, and J f-JU-i ' -. • .Yirrl all wiring defects must be corrected immediately. If you sub -contracted the wiring you must put your sub -contractor on notice. W. Dining Room: 1. There are floor squeaks by the counter between the dining; room and opening to living room. 2. The carpet installed in the dining room is defective. It is not properly stretched and it was improperly weaved. It is believed that this is a factory defect and the en t:;e carpet should be replaced. 3. There are cracks in walls by the slider. 4. ' There are problems with the electrical ceiling fan. It has a short and trips the circuit breaker. It has never worked since they moved in. 5. The slider is improperly installed and not properly secured. The frame pulls away from the wall when opened. Thus must be properly secured and insulated from drafts. V. Utility Room: ' Th door frame is drafty and cracking, the door jamb gives when stepped on and is pulling away from the floor (sun light comes through), the door handle has to be tightened weekly or it falls off. Duck tape won't hold and the vent often becomes disconnected. „er1y installed. 3. Repair walls. 4. Failed to install outlet in room off utility room, the electrician charged me $48.60 extra to install. The bill for $48.60 is enclosed. VI. Living Room: 1. The front door molding is cracking, visibly drafty and sunlight conies through and also allowing insects to come through at the bottom of the door. The door bad a hole in it for a dead bolt which the owners had to install. The owners wish to be reimbursed for the dead bolt. 2. Window drafty, not properly installed, and sills were not properly painted and must be repainted. 3. Repair walls, large crack in the wall. 3278.5.13 P . 05 VII. Guest Bath: 1. Tub cracking and pulling away from the wall. 2. Repair wall cracks_ 3. Contract specifications call for 30" x 5' tub, however 'a 28" x 5" tub was installed. The tub is also defective, same as master bath. ViII. Bedroom 1: 1. Closet is too narrow, hangers will only fit in the middle of the closet. 2. Repair walls. IX. Bedroom 2: 1. Closet doors don't fit, they are not wide enough. There is a 1" gap where they should come together when closed, obviously the wrong size doors were used. X. Basement: 1. Electrical wires and pipes corning into the house were never caulked, leaving visible air passages and insect and rodent passages to outside. The owners have had serious problems with insects, 2. The windows were not properly caulked, leaving visible air passages to the outside. There have been bees entering the house because of lack of caulking. XI. Exterior: 1. The siding- installed is warped and is improperly hung. It is hung the wrong way in the front. Siding must be reinstalled or replaced where warped or defective. house. 2. The window wraps are falling off. 3. Metal snap ties around the foundation have never been removed. 4. The soffits are wood and the owners believe they should be vinyl to match the 5. The rear faucet has never worked and is defective and needs replacement. 6. The roof leaks. Workers in the house have noticed wet insulationon the ceiling in se'. oral areas. XII. MISCELLANEOUS: 1. Carpet: It appears that most of the carpet has a factory defect. In addition to it being poorly installed and not properly stretched. several defects are readily apparent in the weaving of the carpet. This is a factory defect and should be replaced. 2. Electric problems are numerous throughout the house. As an example, during the first month the electrical bill exceeded $100.00. The owner was advised that much of the electrical wiring was improperly installed and the furnace was improperly wired causing certain fans never to turn off. Owners contacted Wyatt Furnace who advised that the wiring was done wrong. 3. I Scrap material was not removed and hauled to the dump. The owners hauled all scraps to the,dump incurring a bill of $136.03, which is enclosed. The owners also make claim for labor charges. 4. There are problems with the toilets. Apparently the toilets are of such a cheap quality that they constantly plug up. It is apparent that the quality of the toilets is so substandard that the toilets must be replaced. The toilet in the children's bath plugs almost daily.
