Uses Permited Industrial and Storage90 4.11.040 Uses Permitted --Industrial 0n property of not less than fifteen thousand (15,000) square feet with continuous frontage of not less than one hundred (100) feet on a public street, the following are permitted: a. Any land or buildings in the Restricted Industrial Zone may hereafter be used or constructed to be used for an industrial use, providing the operation of such use complies with all standards and limitations listed below. Industrial uses are the uses of land and buildings for manufacturing, processing, fabrication, assembly, freight handling or similar operations. In any Restricted Industrial Zone, all industrial operations shall: 1. Be carried on in such a manner and with such precautions against fire and explosion hazards as to be acceptable to the State Fire Marshal. 2. Store all raw materials, finished products, machinery and equipment, including company -owned or operated trucks and motor vehicles, within an entirely closed building or sight -obscuring non -pierced fence not less than six (6) feet in height. Liquids shall be stored in underground tanks in accordance with uniform standards prescribed by the State Fire Marshal and the Fire District concerned. 3. Emit no obnoxious odors of any kind 4. Exhaust no waste into the air or dust created by industrial operation 5. Discharge no treated or untreated sewage or industrial waste into any reservior or lake. Discharge no untreated sewage or industrial waste into any stream or on open ground. All methods of sewage and industrial waste treatment and disposal shall be approved by the County Health Officer, and shall meet the requirements of the Spokane County Air Pollution Control Authority. 6. Carry on no operation that would produce heat or glare perceptible from any property line of the lot on which the industrial operation is located. 7. Use any industrial and exterior lighting in a manner that produces no glare on public highways and neighboring property. 3. Conduct no mining, extracting, filling or soil stripping operations. 9. Use only oil, gas, or electricity as industrial fuel. 10. Produce no industrial noise in excess of twenty (20) sones as measured from any property line on the lot on which the industrial operation is located. 92 4.11.120 Uses Permitted --Storage All storage must be indoors or within a six (6) foot sight -obscuring unpierced fence. Storage areas must conform to the minimum setback regulations of the zone. Automobiles and other machinery normally displayed for sales purposes on an open lot may be so displayed. 4.11.130 Off -Street Parking Off-street parking for vehicles shall be provided in accordance with the standards as required in Chapter 4.17, 4.17.060, 4.17.061 and 4.17.062 4.11.140 Building Height No building hereafter erected or structurally altered in a Restricted Industrial Zone shall exceed three (3) stories or a maximum height of thirty-five (35) feet. 4.11.150 Uses Prohibited Prohibited uses in the Restricted Industrial Zone include, but are not limited to, the following: a. Cemeteries b. Public and parochial schools, general hospitals, sanitariums, and churches c. Slaughter houses, stockyards, fat rendering, soap manufacture, glue manufacture, tannery, paper manufacture, wool scouring and cleaning, cotton textile sizing, scouring, bleaching, dyeing and similar uses, varnish manufacture, creosote and creosote products manufacture. d. The production of corrosive and noxious chemicals including, but not limited to, acids, acetylene gas, ammonia, chlorine, bleaching compound. e. The production and processing of coal and coal tar, the processing of petroleum and petroleum products, the above -ground storage of petroleum products, petroleum refining. f. The extraction, preparation and processing of dust producing mineral products including, but not limited to, abrasives, cement, lime, fertilizer, plaster, crushed stone, mining of sand, gravel, top soil. The smelting and reduction of metallic ores including, but not limited to, blast furnaces, open hearth and electric furnace. Besemer converters, non-ferrous metal smelters. h. The manufacture of explosive products, including, but not limited to, dynamite and commercial explosives, T.N.T., and military explosives, fire works. 9• i.
