RE: No Valid Building Permits
Dear Mr. Mann:
It has been more than ten days since we notified you by letter on
August,1, 1986 regarding the location of two accessory structures
(trailers) on your property without obtaining valid building
permits.
A recheck of your property on August 13, 1986 indicated that no action
has resulted from our notice. However, it was noted that the larger
unit has been placed on a trailer. If you are intending to remove the
structure from your property, please let us know as to the date. In
regard to the smaller structure, a building permit would still be
required if it is to remain on the property.
If you fail to take corrective action, we will have no choice but to
forward this matter to the Prosecuting Attorney's office for
appropriate legal action.
It would be appreciated if you could resolve this matter by August 25,
1986.
If you have any questions or have a problem with our time allocation,
please call me at 456-3675 between the hours of 8:00 a.m. and 10:00
a.m.

Dear Mr. Mann:
JAMES L. MANSON, DIRECTOR
Our district inspector reports that two structures (construction
trailers) have been placed on your property located at North 3215
Park, parcel number 01534-0176, without valid building permits. In
accordance with Section 301 of the Uniform Building Code as adopted
by Spokane County, such work requires that you first obtain the
appropriate permit.
Section 304(d) of the Uniform Building Code requires that a double
fee be charged whenever any work for which a permit is required has
commenced without first obtaining such permit.
Further the location of the larger unit appears to be encroaching
into the required setback areas of the front and side yards. Section
4.05.110(b) of the Spokane County Zoning Ordinance requires
accessory structures to be located a minimum of 55 feet from the
center line of the roadway and a minimum of five feet from the side
yard for the front seventy feet of the lot.
The intent of this letter is to waive the double fee, provided, you
take the appropriate action to obtain a permit within ten (10) days of
the date of this letter. I can assure you a double fee will be
assessed should you fail to comply with this request. Compliance
with thesetback requirements will be demanded upon the issuance of
the permits.
A recheck of our files will be conducted immediately following the
time frathe specified above. Your compliance with the above will
negate the need for further action on this"matter.

the project is substantially complete but for a 5' gate
and which is being constructed. I am confident that all

Monday, April 21, by Mr. Koeppel. If there is any pro-
blem, I would request that you contact me immediately.

DATE: February 4, 1986
RE: Spokane County v. Mann, Cause No. 85-15925
On December 13,1985, you imposed three days of a
previously suspended ten-day sentence. In addition, you stated
you would impose the remaining seven days, if Mr. Mann had not
brought his property into compliance with the applicable zoning
laws by January 31,1986.
On February 3,1986, a zoning inspector from the Spokane
County Planning Office inspected Mr. Mann's property, and found
that it was still in violation of Spokane County Code Section
4.17.170.
Therefore, I request that you impose the remaining seven
days of Mr. Mann's sentence.
Please advise of the day of the hearing on this matter.
