The triple -width manufactured home is approximately 50'-4" x 10'-1" x 7'-0" side wall height plus 40'-3" x 22'-9" x 7'-6" side wall height with 4" fascias and floor 1'-6" to 3'-9" above grade. There is a site built attached 9'-0" x 4'-0" covered porch at the front door and a site built attached 16'-0" x 4'-0" deck under a independently supported 26'-0" x 14'-0" roof at the rear door. The foundation system consists of 1'-4"x8" to 1'-4"x4" to 3'-4" tall un-reinforced masonry piers supporting the main floor beams at 4'-0" to 8'-0" on center and under the inside corners. These piers are supported on individual solid concrete masonry pad footings. There is a plastic perimeter skirt wall extending to soil at grade partially surrounding the crawlspace. There is no anchorage to prevent longitudinal, transverse, uplift and overturning shifting of the manufactured home off the foundations. A vapor barrier is only partially in place. This foundation does not comply with the U.S. Department of Housing and Urban Development Permanent Foundation Guide for Manufactured Housing HUD-007487, dated September 1996 (update of Handbook 4930.3, August 1989, incorporating Handbook 4145.1 REV-3 Change 1, February 14, 1992). The footings are suitable for the soil, climate and geological conditions of the site, are able to support the size and weight of the manufactured home and meet Federal, State and local laws, rules and regulations. Placards (not observed) on ends indicate units were constructed after June 1976 to U.S. Department of Housing and Urban Development and Federal Home Construction and Safety Standards. To achieve compliance with the standards and regulations referenced above, 31'-0" x 1'-8" x 8" transverse or Two-15'-6" x 1'-8" x 8" longitudinal concrete footings reinforced with 2-#4 longitudinal bottom bars must be installed at each end. Anchors must be installed to provide a minimum of three longitudinal pairs and four transverse pairs of bracing with a capacity of 3150 lbs. in each direction. This bracing is commonly installed as pairs of diagonal tension only 1 '/4' x 14 gage straps (Minute Man or equal) installed in an "X" or opposing diagonal configuration. Longitudinal bracing extends from the bottom of a floor beam at a low slope 3'-0" of more horizontally to a footing under the same beam. Transverse bracing extends from one floor beam to a footing under the adjacent beam or just inside the skirt. These anchors are best attached to the beams and footings near the piers. These straps are generally connected to the beams and footings with specially made devices and all elements of this system must be rated for the specified force at the angle of installation. Additionally, missing portions of the perimeter walls around the crawlspace must be replaced with preservative treated plywood or plastic extending from soil surface to the rim joist. The bottom of the wall may be braced with diagonal struts to the floor framing or with steel spikes into the ground. A masonry, concrete or bottom bearing wood wall must be supported by footings at 2'-0" below finished exterior grade. Piers consisting of 4x4 preservative treated posts or 8"x8"x1'-4" concrete masonry units must be installed under the interior edge of the front porch, the interior edge of the rear deck and the inside comers at the intersection of the double wide portion with the single wide portion. Steps in the Permit Process 1. Counter Complete. Your application has been accepted as counter complete. This means all of the required documents, as indicated on your Pre -Application Checklist have been submitted or have been approved for deferred submittal. This does not prevent technical staff from requesting additional information as a result of their technical review. 2. Quality Check. The next step in the process is a quality check to make sure that the application is reviewable and free from substantive flaws that would prevent technical staff from completing the technical review once it is started. When this step is complete, your application will be routed to the appropriate staff and remain in their review queue until it comes up for review. 3. Technical Compliance. Once an application is administratively complete, it is routed to technical staff for compliance review. Depending on the type of project, technical staff may include multiple reviewers. You should be contacted by phone, fax, email, or mail by your TARGET DATE once the initial technical compliance review is complete. 4. Permit Issuance. When the technical compliance review of the application is complete, including any subsequent re - submittals, each reviewer will approve their section of the application and route it to the Permit Center.
