the date of this notice, will be considered
prior to making a decision on this project.
Any person may request a copy of the deci-
sion for the proposal once made. Pursuant
to City of Spokane Valley Municipal Code
(SVMC) 17.90 (Appeals), a written appeal
of the decision shall be filed with the City of
Spokane Valley Community & Public Works
Department within fourteen (14) calendar
days after the date the notice of the decision
is mailed. Standing to appeal a decision
shall be determined In accordance with the
provisions of SVMC 17.90.010 (General).

Planning Division has reviewed the pro-
posal/project and has determined that the
project is not categorically exempt pursuant
to WAC 197-11-B00 from environmental
review under the provisions of the State
Environmental Policy Act. The Building &
Planning Division acting as lead agency
will conduct an environmental review of the
proposed preliminary plat and will issue a
separate threshold determination.
Existing Environmental Documents:
The applicant submitted an Environmental
Checklist for the proposed preliminary plat
pursuant to WAC 197-11-315.
Applicable Development Regulations:
SVMC Title 20 (Subdivisions), Section
19.50 (Planned Residential Developments,
Section 19.70 (Density and Dimensions),
Section 19.170 (Variances), Section 21.20
(State Environmental Policy Act), and
Section 22.20 (Concurrency), the City
of Spokane Valley Street Standards, the
Spokane Regional Slormwater Manual,
and the Spokane Regional Health District
regulations are the primary development
regulations applicable to the site.
Public Hearing, The Planned Residential
Development and Variance is subject to a
public hearing. Separate public notice of
the scheduled pubic hearing date and time
will be conducted.
