PRELIMINARY PLATS & SHORT PLATS
EFire Apparatus Access roads are to be constructed substantially in accordance with Uniform
Fire Code, Article 10 Division II. Provided that roads constructed under the direction of,
and to standards set forth by the County Engineer shall deem to provide substantially
equivalent access. These access roads shall be named prior to issuance of permit.
2 A private driveway road is being proposed. The driveway shall be constructed in substantial
conformance with standards established by the Department of Buildings.

Fire flows are applicable for this proposal. The minimum fire flow and flow duration will be
based on a representative dwelling size for all floors not including the basement. The
maximum dwelling size needs to be submitted to the Department of Buildings.
The applicant needs to contact the Department of Buildings regarding fire flow applicability
for the proposed development.
An approved water supply capable of supplying the required fire flow for fire protection shall
be provided before any building permits are issued. The water system shall be installed in
accordance with an approved Water System Plan on file with the Department of Buildings.
Certification that the installed system complies with the requirements of the plan and is
operational shall be submitted to the Department of Buildings prior to permit issuance.
6 ❑ Hydrant location, number and type capable of delivering the required fire flow for residential
development shall be provided in accordance with required design specifications. The average
distance between hydrants shall be 600 feet and shall not exceed 700 feet.
7 l l The proposed property line(s) may be encroaching into the required yard area for exterior wall
and opening protection. The existing building(s) may be required to comply with fire
resistive standards for exterior wall protection as specified by the Uniform Building Code.

has not been received by the Department of Buildings. Building permits cannot be
issued until Certification is received.

The applicant shall contact the Department of Buildings at the earliest possible stage of
design/development in order to be informed of code requirements administered/enforced by the
department; e.g., State Building Code Act regulations such as requirements for exiting,
construction type, occupancy classification, fire hydrant/flow, fire apparatus access roads,
accessibility, energy code regulations, and general co- ordination with other aspects of
project implementation.
