EASEMENT
The Grantor, PIILLIPS DEVELOPMENT, INC., a Washington corpora-
tion, for and in consideration of ONE DOLLAR AND NO/100 ($1.00)
in hand paid, conveys and grants to SPOKANE COUNTY, a fifteen
(15) foot easement for the purposes of ingress and egress over
and across the 'following described real estate, situated in the
County of Spokane, State of Washington:
A 15 foot access easement over that portion of the South-
west quarter of the Northeast quarter of Section 32, Town-
ship 25 North, Range 44 E.W.M. in Spokane County, Washington,
described as follows:
Begin at the Southeast corner of Lot 1, Block 3, PONDEROSA
4TH ADDITION, as recorded in Volume 16 of Plats, page 15
in Spokane County, Washington; thence S 71°32'O8" W along the
Southerly line of said Lot 1, a distance of 178.84 feet to the
Southwest corner of said Lot 1; the Easterly right of way of
Woodruff Road and a point on a curve concave to the West with
a radius of 1023.464 feet, a radial bearing of S 71°32'08" W
and a central angle of 5°02'18"; thence Southerly along the
arc and said Easterly right of way a distance of 90.00 feet
to the true point of beginning; thence N 71°06'08" E a
distance of 125.37 feet; thence S 34°59'14" E a distance
of 15.61 feet; thence S 71°06'08" W a distance of 131.24
feet to said Easterly right of way and a point on a curve
concave to the West with a radius of 1023.464 feet, a radial
bearing of S 77°25'05" W, and a central angle of 00°50'39";
thence Northerly along the arc a distance of 15.08 feet to the
true point of beginning.
This easement shall be for access to the drainage easement
described as follows:
A 16 foot drainage easement over the Southwest quarter
of the Northeast quarter of Section 32, Township 25 North,
Range 44 E.W.M. in Spokane County, Washington, the center-
line of which is described as follows:
Begin at the Southeast corner of Lot 1, Block 3, PONDEROSA
4TH 'ADDITION, as recorded in Volume 16 of Plats, page 15,
in Spokane County, Washington; thence S 71°32'08" W, along
the Southerly line of said Lot 1, a distance of 30.70 feet;
thence S 10°49'24" E a distance of 76.20 feet; thence
S 37°57'29" E a distance of 9.73 feet to the true point
of beginning; thence continuing S 37°57'29" E a distance
of 203.10 feet; thence S 15°20'35" E a distance of 61.41
feet to the end of said Easement; thence continuing
S 15°20'35" E 72.77 feet to a point on the Northwesterly
line of Lot 3, Block' 2' of said PONDEROSA 4TH ADDITION,
96.75 feet S 50°40'00" W of the most Northerly corner
of said Lot 3, Block 2.
