DRAINAGE EASEMENT DEDICATION
WHEREAS, there is a natural water flow and drainage runoff
within Ponderosa 4th Addition which addition is recorded in Book
16 of Plats, page 15, Spokane County, State of Washington and over
the Southwest quarter of the Northeast quarter of Section 32,
Township 25 North, Range 44 E.W.M., Spokane County, Washington,
AND WHEREAS, such drainage has not been previously provided
for by a dedication of easement,
AND WHEREAS, it is to the mutual benefit of all of the parties
who acquire an interest in said property and adjoining properties
that the drainage easement should be dedicated, .
NOW, for and in consideration of the mutual benefits to be
derived by the owners of the property and adjoining properties, it
is hereby dedicated that a drainage easement is reserved over a
sixteen (16) foot wide strip described as follows:
A 16 foot drainage easement over the Southwest quarter
of the Northeast quarter of Section 32, Township 25 North,
Range 44 E.W.M. in Spokane County, Washington, the center-
line of which is described as follows:
Begin at the Southeast corner of Lot 1, Block 3, PONDEROSA
4TH ADDITION, as recorded in Volume 16 of Plats, page 15,
in Spokane County, Washington; thence S 71°32'08" W, along
the Southerly line of said Lot 1, a distance of 30.70 feet;
thence S 10°49'24" E a distance of 76.20 feet; thence
S 37°57'29" E a distance of 9.73 feet to the true point
of beginning; thence continuing S 37°57'29" E a distance
of 203.10 feet; thence S 15°20'35" E a distance of 61.41
feet to the end of said Easement; thence continuing
S 15°20'35" E 72.77 feet to a point on the Northwesterly
line of Lot 3, Block 2 of said PONDEROSA 4TH ADDITION,
96.75.feet S 50°40'00" W of the most Northerly corner
of said Lot 3, Block 2.
Within this easement no structure, planting or other materials
shall be placed or permitted to remain which may change the direc-
tion or flow. of drainage channels in the easement. The easement
and all, improvements within the easement shall be maintained
continuously by the owners of the property except for those .
improvements for which a public authority or utility companymay
be responsible.
