Page 1 of 1 Tom Melbourn From: Tom Melbourn Sent: Wednesday August 08, 2007 10:44 AM To: 'divinecorpll@yahoo.com' Subject: Reroof & Dormer addition Permit App #07-003054 The plans submitted do not have the following details: (1) Floor Joist size and on center distance (2) Bearing wall placement for attic floor joists (3) Stair detail (4) Purlin (2x4) wall support below floor (5) Rafter size and on center distance for main roof (6) Point load for dormer window from post above (7) Ridge beam support post trace to ground (8) Dimensions of dormers (9) Window sizes (10) Header sizes (11) Insulation (12) Wall detail (13) Radon system (14) Room purposes for dormers (15) Egress windows (16) Beam size support for dormer walls that is not over spanned (17) Etc. The plans you submitted are conceptual and not suitable for construction. The bearing points must be traced all the way to the ground, which may require additional footing or pier supports. You may be better off tearing off the roof and using engineered trusses, but point loads may be a problem. If you have any further questions please call me at (509) 688-0044 or email me at the above address Thank you for your cooperation. Tom Melbourn, Plans Examiner City of Spokane Valley 8/8/2007 Hopefully there is enough information included, but let me know if anything else is needed. I may be confused as to the exact framing of what you are doing, but if I am not the following issues are noted: (1) The (2) 2x12 center ridge beam (33'6") is over spanned. The center ridge beam will not span further than 16' between supports, calcs are included for the loading at the three sections. (2) The (2) 2x3 @ 16" o.c. floor joists are over spanned under today's standards using a 4x4 @ 16" o.c. with 40 psf load. The floor joists will need to be increased to allow for the current load requirements. The easiest solution I see is to attach a new 2X6 to each side and create a "6x6" to meet the spans required. (3) The 3 1/8" x 9" Glulam Beam with the ridge beam point load must be sized by vendor. The beams and headers were sized for dimensional lumber but can be switched if desired. (4) Are all of the windows 42" x 42" and are the headers (2) 2x10? The headers have been sized and included on the plan. (5) Do the bearing posts for the Glulam Beam have direct bearing through the basement to the cement footings? The new columns will be installed over bearing walls and additional solid blocking will be included between the joists to distribute the new loads. (6) Are you using ceiling joists in the dormers? (Insulation for attic space is R38 or vaulted R30 and a minimum 7 ft ceiling clearance is required.) The new upper level ceiling height will be 7' and the attic will be insulated to a R38 value. (7) It is unknown whether the purlin bearing wall for the existing roof rafters is direct bearing to the basement, and if not the roof rafters may be over spanned and may even be over spanning the existing floor joists. The existing roof framing has been left unmodified as much as possible. The new framing and loads have been accounted for and will be distributed, as much as possible, over existing framed bearing walls. (8) A wall detail from basement footing to roof covering showing dimensions of sheathing, etc. is required. Details have been included for the intended modifications. The existing components of the basement and first floor should be adequate given the magnitude of the new loads. (9) A floor plan for main floor and the basement with dimensions would facilitate point loading locations. The largest of the new point loads is only 2.15 kip and each new point load will be distributed through multiple members of both floor framing and wall framing.
