Hi, Shane.
Please find the attached map with comments and requests for updates. The main comment relates to setbacks. The
cantilever porches and eaves cannot extend into the setbacks more than 20%. This means on the side (east/west) lot
lines the cantilever must be a minimum of 4 feet from all side property lines. Currently it shows closer than 4 feet when
measured and at one point extending over the property line. Additionally, please reference the email below from Jenny
regarding building code requirements for eaves in relation to property lines.
Please submit 3 copies of Sheet A-4. If changes need to be made to Sheet A-3 or others, submit 2 copies. Please bring in
all updated plans to Tamara at the Permit Center and reference permit number BLD-2013-2249.

Subject: Fire protection of eaves for residential construction
If an eave associated with a residential project is located between 2' and 5' from a property line, 1-hour fire
resistant construction is required on the underside of the eave as per 2012 IRC Table R302.1(1) as amended by
Washington State unless:
1). Roof eave fire -resistance rating shall be permitted to be reduced to 0 hours on the underside of the eave if fire
blocking is provided from the wall top plate to the underside of the roof sheathing.
2). Roof eave fire -resistance rating shall be permitted to be reduced to 0 hours on the underside of the eave provided
no gable vent opening are installed.
