REASONS: ZONING ADJUSTOR MINUTES APRIL 3, 1972 CUE-24-72, To approve for the following reason and subject to the following condit: VE-17-72, To deny for the following reason. 1. (CUE-24-72) If the existing residence on this property is demolished, then no Variance is needed to establish a trailer on the sane location that the existing home occupied. 2. (VE-17-72) It is the opinion of the Zoning Adjustor that a lot of this size can only support one residence. B. CONDITIONS: 1. When the existing dwelling is demolished and removed, a mobile home may be located on the property. 2. The trailer shall be located on the subject property in compliance with yard (setback) requirements for a single faleily dwelling as prescribed in Section 4. 05.110a of the Zoning Ordinance of Spokane County. 3„ Approval is granted to April, 1975, at which time any permit issued pursuant to this approval shall become null and void. 4. The trailer shall be skirted with a fire resistant material. 5. The existing residence on the subject property shall be removed prior to the occupancy of the trailer house 6. The trailer shad not be mounted on a permanent foundation in such a manner as to constitute a permanent residence. The trailer shall not be attached to other residential or accessory structures. Metal canopies, tip outs, and awnings may be attached to the trailer; however, all wooden structures and accessory buildings, except open porches, must be detached and placed at least three (3) feet from the trailer. If the mobile home is to be located in fire zone II, this distance must be increased to forty (40) feet° or a one -hour fire wall must be provided.
