CUE-101-73ZONING ADJUSTOR MINUTES Hearing: December 3,, 1973 VARIANCE & CONDITIONAL USE PERMIT VE-88-73 & CUE-10 .-73p Frontage Requirement and Trailer as a Residence ZONING ADJUSTOR DECISION: To. approve the use of the trailer and.variance for Mrs. June Galloway only, and subject to the following conditions. Ao • REASONS:.. 1. During an on -site inspection, the Zoning Adjustorobserved that the two additional trailers had been removed from the. property in compliances with an advisement from the Planning Commission. These mobile homes had been located on the property without proper permits. 2. The Zoning Adjustor' recognizes that Mrs. Galloway has lived on the property for some time, and he does not desire to -disrupt the existing situation. • It is also. apparent that some degree of of hard-: ship does exist. 3. This. approval is a final action,, in that the use of .a. trailer on the property is for Mrs Galloway and shall terminate •upon her leaving . the -property. 4: The Zoning Adjustor has been advised by the Health'.Departmnent diet the trailer will have •to be moved to another location: on the property and,.that an acceptable septic system will have to:b .installed. 8. CONDITIONS to The;epplicant shall locate the: trailer on the property.:in compliance; with yard Psetback);requirements for a single family dwelling as prescribed in Section 4.05.110a of the Zoning. Ordinance of Spokane County. The location of the trailer shall also be subject to the review of the Health District. 2. The .applicarst shall be required to install a septic.system and drainfields that will racist the approval of the Health District,, 3. Tlie.:trailer shall ba skirted with a fire resistant material. Any permit issued pursuant to this approval shall terminate upon Mrs. Galloway's vacation of the premises. 5. The trailer shall not be mounted on a permanent foundation in such a manner as to constitute a permanent residence. 6. The trailer shall not be attached to other residential .or accessory structures. Metal canopies, tip outs, and awnings may be attached to the trailer; however, all wooden structures and accessory buildings, except open porches, must be detached and placed at least three (3) feat from the trailer. 7.
