.ZONING AD USTOR DECISION: To approve, for the following reasons and subject to the
following conditions:
A. REASONS:
1. The denial of this Variance would deprive the applicant of a minimum and basis:
use (i.e. a residence) as set forth in the Spokane County Zoning Ord nonce.
T e.reforv; the granting of this Variance is not a granting of spacial privileges.
2. The Spokane County Engineers have indicated that they will maintain Lilly Road
between Boone Avenue & I--90, if a residence is constructed along that portion
of Lilly Road.
3. The proposed mobile home. is compatible with the area as evidenced by the mixed
land uses in the immediate area. To the "3uthzhest of the &scribed peoirerty is
commercial sales (mobile homes); one block to the east is a trailer park; and to
the south and east is Interstate 90.
B. CONDITIONS:
1. . The trailer shall be located on the subject property in compliance with yard
(setback) requirements for a single family dwelling as prescribed in Section
4.05.110 (a) of the Zoning Ordinance of Spokane County.
2. The trailer shall be located on the subject property in substantial conformance with
the "approved" plot plan on file with this application, andin any case, shall
observe the yard (setback) requirements for a single .family dwelling as prescribed
in Section 4.05.110 (a) of the Zoning Ordinance of Spokane County.
3. This approval is granted to William Shank for a period s;hrce (3) years until
fanuary 1981, at which time. any permit .insured pursuant to this approval shall
become null and void.
4. The trailer shall ba skirted with a fire resistant material.
5. The trailer shall not be mounted on a permanent foundation in such a manner as to
constitute a permanent residence.
6. The trailer shall not be attached to other residential or accessory structures.
Metal canopies, tip outs and aisnings may be attached to the trailer; however,
all wooden structures and accessory buildings, except open porches, must be
detached and placed at. least three (3) feat from the trailer.
�. The trailer shall have an ownership title and be listed as personal property with
the County Assessor.
