In response to the requested questions below for zoning information regarding the above -referenced
property, we have researched our files and present the following:
1. The property is currently zoned Single Family Residential Urban (R-3).
2. The subject property is not a part of any overlay district or zone.
3. This subject property is not part of a Planned Unit Development.
4. The subject property is currently regulated by Section 19.70 of the Spokane Valley Municipal
Code for density and dimensional standards. Current use is in compliance.
5. There do not appear to be any variances, special permits/exceptions, ordinances or conditions that
apply to the subject property.
6. According to the zoning ordinances and regulations for this zoning district, the use of the subject
property is a permitted use by right.
7. The subject property is currently regulated by Section 22.50 of the Spokane Valley Municipal
Code for off-street parking regulations. Current use is in compliance.
8. Rebuild: In the event of casualty, in whole or in part, the structures located on the subject
property may be rebuilt in its current form, (i.e. bi loss of square footage, same footprint, with
drive through(s), if applicable.
9. The subject property was subject to site plan approval issued on September 20, 2016 per File
Number BLD -2016-2920: a copy of the approved site plan is attached.
