SUBJECT: Approval of Non -conforming Status Animal Keeping NCA-01-06
Dear Pavel and Irina,
The City of Spokane Valley received your application to maintain legal non -conforming status of keeping animals on
your property on May 2, 2006. In accordance with Section 14.508 of the Interim Spokane Valley Zoning code, the
Community Director has approved your application based on the following:
1. The keeping of large and small animals was established under prior zoning for your property including horses,
goats, and chickens.
2. There are maintained physical improvements on the property specifically designed for the keeping of animals
such as barn, corrals, fencing, and chicken coops.
3. The total number of animals kept on the property shall not exceed 2 large animals and 19 small animal or 19
fowl.
4. Structures, pens, yards, and grazing areas shall be in a clean and sanitary condition as determined by the
Spokane County Health District.
5. Any expansion or extension of the use shall be in accordance with the non -conforming use provisions of the
City of Spokane Valley at the time of the expansion or extension.
Based on the above information and the evidence supplied in your application, the Community Development Director
determines your property has non -conforming use rights for animal keeping.
Your nonconforming right can be lost under any of the following conditions:
1. You discontinue the keeping of animals on your property for a period of one year or more coupled with overt
acts evidencing such intent to discontinue animal keeping; and/or
2. You divide your present parcel into two or more parcels.
If you have any questions or concerns, please contact Marina Sukup at 688-0030 or msukup(aspokanevalley.org.
