You state in your letter that the subject property has been used for office, storage and seasonal sales over the past 21 years and that you now desire to utilize part of building for class room space. I spoke to Doug Powell in the Building Division regarding your request. Doug indicated to me that you had spoke to him and stated that your intent was to hold classes in the building for approximately 2 weeks a month from now until either October or until attendance at the classes significantly diminished. I have reviewed this request in light of the applicable zoning in the area, which is Mixed Use Avenue (MUA). The MUA zoning district allows "offices" as a permitted use; under the office category specific permitted uses include "educational and instructional facilities" (Sprague/Appleway Corridors Subarea Plan — Section 2.2.2(3.i.1)). Therefore, I find that the proposed classroom use is consistent with the permitted uses in the MUA zoning district.
