A parcel of land located in the North half of block 294 of the plat of Opportunity Addition, as
recorded in Book K of Plats at page 20, being a portion of the Southeast one-quarter of the
Southeast one-quarter of section 8, Township 25 North, Range 44 East, Willamette Meridian,
City of Spokane Valley, Spokane County Washington, being more particularly described as
follows;
Commencing at the Southwest corner of said North half of Block 294. Said point being shown
as the Northwest corner of Parcel "A"on Spokane County short plat 90-649,recorded as Book 7
of Short Plats, Page 40, Records of Spokane County, Washington;
Thence, along the East Right-of-Way of Raymond Road as it now exists,North 00°46'24"East a
distance of 80.76 feet to the True Point of Beginning of the following described parcel. Said
point being a Point of Curvature of a curve to the right. Said curve having a radius of 15.00 feet,
a delta angle of 73°29'09", and a Chord which bears North 37°30'58"East, a distance of 17.95
feet;
Thence leaving the old right of way of Raymond Road, a distance of 19.24 feet along said curve
to the Point of Reverse Curvature for a curve to the left. Said curve having a radius of 42.00
feet, a delta angle of 139°24'35", 2318-MARSHALLCREEK-LEGAL total purchase 11-25-
19and a chord which bears North 4°33'16"East, a distance of 78.79 feet;
Thence along said curve for a distance of 102.19 feet,to a point on the South right of way of
Interstate 90, and the point of beginning of a non-tangent curve to the left. Said curve having a
radius of 11345.00 feet, a delta angle of 00°04'50", and a chord which bears North 86°00'09"
West a distance of 15.96 feet;
Thence along said South right of way of Interstate 90 following said curve for a distance of 15.96
feet,to the West line of said Block 294;
Thence leaving said South right of way of Interstate 90, South 00°46'24" West, a distance of
93.89 feet,to the True Point of Beginning, and the terminus of this description;
Said parcel contains 2668.3 square feet, or 0.06 acres, more or less.
The City of Spokane Valley, as a part of the consideration hereof, does hereby agree as a
covenant running with the land that in the event facilities are constructed, maintained, or
otherwise operated on the property described in this Right of Way Deed for a purpose for which
a U.S. Department of Transportation activity, facility, or program is extended or for another
purpose involving the provision of similar services or benefits, the City of Spokane Valley will
maintain and operate such facilities and services in compliance with all requirements imposed by
all current laws, rules and regulations such that no person on the grounds of race, color, or
national origin, will be excluded from participation in, denied the benefits of, or be otherwise
subjected to discrimination in the use of said facilities.
TO HAVE AND TO HOLD the same, unto the said City of Spokane Valley for the purposes of a public
road forever.
