After Boundary Line Elimination
All that certain real property situate in the City of Spokane Valley, County of Spokane, State of
Washington, being described as follows:
Those portions of Block 3 and 4 and of vacated Williams Road (formerly Third Street) in Grandview Acres
according to the plat thereof recorded in Volume "K"of Plats, Pages 12 and 13, being a portion of
Government Lot 12 in Section 4,Township 25 North, Range 44 East, Willamette Meridian, and being
more particularly described as follows:
Beginning at the southeast corner of Parcel 5, as said Parcel is shown upon that certain map entitled
"Record of Survey", recorded November 29,2007, in Book 130 of Surveys,at Pages 50-67, Spokane
County records, said point being the POINT OF BEGINNING of this description;
Thence along the southerly line of said Parcel 5, and along the southerly line of New Parcel 4, as said
parcel is shown and described in that certain document entitled "Boundary Line Adjustment", recorded
August 23, 2021, under Auditor's File No. 7117045,Spokane County Records, South 74°06'02" West,
217.65 feet to the southwest corner of said New Parcel 4, said course being the basis of bearings of this
description;
Thence leaving said southerly line, along the westerly line of said New Parcel 4, North 21°41'16' West,
270.34 feet to the ordinary high water line of the left bank of the Spokane River;
Thence leaving said westerly line, along said ordinary high water line the following five(5)courses and
distances:
1) North 65°15'28" East, 21.38 feet;
2) North 65°59'15" East, 62.89 feet;
3) North 67°34'43" East,48.44 feet;
4) North 68°12'04" East, 68.20 feet;
5) North 69°16'46" East, 35.41 feet to the easterly line of said Parcel 5;
Thence leaving said ordinary high water line,along said easterly line South 17°53'04" East, 296.78 feet
to the said POINT OF BEGINNING;
