RE: SUB-2015-0001/PRD-2015-0001
4403 S. Dishman Mica Road
Dear Lori:
The Spokane Valley Fire Department has the following requirements for SUB-2015-0001/PRD-2015-
0001:
1. Road names require approval and shall coincide with established road names in the
surrounding road grid. Most road names are acceptable as noted with the following
revisions:
a. Yony Lane should be Perrine Lane
b. Sundown Drive should be a continuation of Darcy Drive
c. Painted Hills Avenue should be Watkins Avenue
2. Details of proposed gates shall be submitted for approval. Automatic gates require a
Knox override switch. Gates with central islands shall have a minimum lane width of 14
ft. and be set-back 35 ft. from the right-of-way. Island set-back shall accommodate 30 ft.
turning radius for fire apparatus.
3. The proposed locations of the two secondary access points (Cottage Lots and Estate
Lots) are acceptable. Design of secondary access shall meet the following as a
minimum: open for daily use; constructed for 75,000 lb vehicle capacity; one-way
automatic gate with Knox override switch; single egress lane is acceptable. Bollards will
not be allowed.
4. Islands in round-a-bouts shall have rolled curbs and shall be constructed so that a
minimum 20 ft. drive width is maintained with 30 ft. inside turn radius and 50 ft. outside
turn radius; round-a-bout intersections are considered part of fire apparatus turn arounds.
5. The multi-family site will require a second access per IFC D106.1 (projects having more
than 100 dwelling units). The secondary access shall be located at least ½ the diagonal
distance of the area served away from the primary entrance (IFC D104.3).
6. Fire apparatus access roads/driveways and turnarounds shall be posted as “No Parking
– Fire Lane.”
a. Access 20 to 26ft posted both sides
b. Access 26 to 32ft posted one side
7. Addresses shall be posted so they are visible from the right-of-way during and after
construction.
8. Additional fire hydrants will be required, submit a plan for preliminary review.
a. Signed water plan showing location of required hydrant and size of water main is
required.
If there are any questions please do not hesitate to call.
Sincerely,
Mike Makela
