Purpose: This Amendment is for the Contract for Balfour Facility conditions assessment by and between the Parties,executed by the Parties on August 11,2023,and which terminates on December 31,2024. Said contract is referred to as the"Original Contract"and its terms are hereby incorporated by reference. 2. Original Contract Provisions:The Parties agree to continue to abide by those terms and conditions of the Original Contract and any amendments thereto which are not specifically modified by this Amendment. 3. Amendment Provisions: The Original Contract is subject to the following amended provisions, which are either as follows, or attached hereto as Appendix "A". All such amended provisions are hereby incorporated by reference herein and shall control over any conflicting provisions of the Original Contract, including any previous amendments thereto. 4. Compensation Amendment History: This is Amendment #1 of the Original Contract. Sprague Ave. Spokane Valley, WA 99206 Subject: Balfour Facility Conditions Assessment Project Management/Owner's Representative Services Scope and Proposed Fee— REVISION 2 Dear Mr. Ritter: This letter is intended to serve as OAC's scope of work and fee proposal to provide consulting services to assist the City of Spokane Valley with project management/owner's representative services for the building conditions assessment and renovation of the Balfour Facility property in Spokane Valley. Our scope consists of managing a conditions assessment of Mechanical, Plumbing, Electrical, Structural and Roofing of the existing Balfour Facility building and construction management services. The schedule assumption for the building conditions assessment is for one month ending June 7, 2024. The renovation schedule is to be determined. 1. General Scope of Project Management/Owner's Representative Services a. Manage the Mechanical Engineer, Electrical Engineer, and Roofing Contractor. Manage consultants to receive reports in a reasonable time frame to meet project schedule requirements. b. Work with MMEC Architects to coordinate our reports with theirs. MMEC will compile all reports into one final report for presentation to the City of Spokane Valley. c. Project reports will consist of a complete evaluation of all materials and equipment associated with Mechanical systems, Electrical systems, Plumbing systems, and Roofing system. Each evaluation will include age, life expectancy, and general condition of the system. The project reports will also provide options for replacement or repair if necessary along with Budgetary level cost information for the City's use. The mechanical system report will specifically include: i. Replacement cost for a like-for-like system 1 ii. Replacement cost for a new 2021 energy code compliant system (effective July 1, 2023) d. Work with DCI Engineers to perform a Structural Conditions Assessment with a written report and photo documentation along with recommendations based on findings. e. Assist the City during the design phase for constructability reviews and high level budgeting as needed. f. Assist in the preparation of bid documents and solicitation of bids for contractors.
