Background: The final plat of Cochrane's Subdivision has been filed incorporating 8 suburban lots ranging in size from 10, 125 square feet ( 75'x135') to 14, 800 square feet (110'x135'). All of the suburban lots are of sufficient size and frontage to allow single family development (75 feet of frontage). At least 3 lots within the subdivision can accommodate duplex development. A, Reasons 1. The surrounding area has been platted and zoned for single family residences and duplexes on lots with 75 to 100 feet of frontage. Several duplexes have been established in the immediate area. 2. The Restricted Residential Zone prohibits animal keeping other than household pets and mobile homes. 3. The Planning Commission notes that 3 residential lots witiv.n the subdivision have been developed with single family residences, 1 lot with a duplex, and 4 lots remain vacant.
