Reasons: MINUTES December 11, 1970 ZE- 102 -70 - SINGLE FAMILY RESIDENTIAL TO RESTRICTED RESIDENTIAL: PLANNING COMMISSION (Wolfland Addition) Planning Commission Recommendation: Approve All of Blocks 1, 2, and 3 to the Restricted Residential Zone. Retain Block 4 in the Single Family Residenlia? classification. In May of 1969, the final plat of Wolfland Addition was filed, incorporating 18 lots with approximately 100 feet of frontage (approximately 14,000 sq.ft. of lot area) and 8 lots with approximately 82 feet of frontage (approximately 11,000 sq.ft.). The Planning Commission subsequently upgraded the plat to the Single Family Residential Zone (R -1). Because of the change in the housing market in the area, the developer is now contemplating duplex construction on some of the platted lots. Establishment of duplexes would require Restricted Residential zoning. 1. The Commission is of the opinion that Block 4, which contains the smaller lots (82'x135'), should be retained in the Single Family Residential classification because: a) The 82'x125' lots are most appropriate for single family residence construction. b) The lots with 82' of frontage are relatively small for duplex development. 2. The Commission is of the opinion that Blocks 1, 2, and 3, which contain the larger (100'x140') lots, should be changed to the Restricted Residential Zone classification because: a) The larger lots cannot be effectively replatted into more normal (80' frontage) single family homesites. b) The larger lots with 100' of frontage would provide ample area for duplex construction. c) Surrounding zoning in the area permits duplex construction on lots with more than 70' of frontage and 7,800 square feet in area. - 10 - (contd.)
